Would you find this an insulting offer

We currently have our house up for sale for 65k houses in the road have been going for around 59-69k, ours is right in the middle of the lower priced one (ours is nicer and doesn't need anything really doing to it) and the highest priced one that was just beautifully done and worth every penny of the 69K.
We had some one come see the house the first week it was up for sale (its been 3 weeks) and they have been saying since then they want to come back and have another look at it because they would like to offer. Last week they decided they didn't need the second viewing and would make an offer, they have been to see the estate agent today and have offered 55k this is not an acceptable offer and for the type of property its is well worth the asking price (we are willing to accept under this just not a stupid amount under)
I'm finding the 55k a little insulting as I expected a lower offer to come in at a little under 60k but this is 16% lower than the asking price
What do you think is he just trying it on and wasting our time? The EA was going back to him to say that the offer has been rejected and to see if they can negotiate a higher offer but I have a feeling that he's not going to offer anywhere near what the house is worth.
I'm still keeping my fingers crossed for a more acceptable price, we have seen a house that would be perfect for us and really want to make an offer!

An offer is an offer. You'd have wanted to offer that low if it were you.
Just go back to the agent and say "No" and leave it at that.0 -
It's not insulting. It is someone trying to buy a house at the lowest possible price! Don't take It personally. Also, do bear in mind that you might consider the house 'done' and not in need of decorating but your buyer might beg to differ.0

By law I thought the agent has to pass on any offer made - he shouldn't be rejecting £50k no matter whether you accept or not.

Try not to take it personally, it is a stupid offer and you should (as you have) reject it. I had this when I was selling the house was up for £180k so when offered £150k I wanted to say more than just the word 'no'!
This person is probably a time waster who wants a house for last years price, that is their problem not yours. You know what you want for your home so just stick to that price for now, if 3 months pass then you may have to re-consider.0 -

The house has just been decorated, fresh plaster walls new carpet and painted magnolia through out there really is nothing that needs doing apart from maybe paining a different colour. I wouldn't take it personally if it was decorated to my taste but it has all been done to make it as blank canvas as possible so that anyone moving in could put there stamp on it without having to spend much!
He's an investor trying to get the best price possible and if that's what he wants there is one up for sale a few doors down for 59k, it needs work doing to it but I assume that this may be more in his price range, why waste my time with an offer that you know straight away is going to be rejected for being ridiculous?0 -

I had a meeting with them last week and gave them permission to reject offers for amounts like that, they came to me with the 55k because they have to even though they knew that it would be rejected0 -

OMG that is a cheeky offer! I feel exactly the same as this at times no just doesn't cut it :rotfl:
If it was a few months and it still want sold I would rethink but its been on the market for 3 weeks so he can try his luck else where as we wouldn't even be able to get our deposit out of that :mad:0 -
