    Personally I would put on my poker face and call their bluff, In fact I would do what FanBoy said. Obviously you have to be prepared for the fact they may stick to their guns but I would not be paying any extra thats for sure.

    No, before exchange.
    Sounds like a scare mongering tactic to me... I doubt they would let the sale really fall through based on the amount...

    They're going to find out the hard way. But only by listening to the silence and wondering, they aren't even going to get the satisfaction of a hard "No".

    With a few days of hindsight, the anger and tears have turned to defiance, and a realisation that they simply cannot be trusted. The RM saved property list is growing, and the first viewing elsewhere is booked.

    This just gets weirder.

    This morning, the EA phoned. It's now going 50/50 between where it was all agreed and Friday, and the asking price, still higher than the original offer, before the reduction because of the problems...

    This evening, he called again. It's now 50/50 between THAT price and the agreed price. That's about £2.5k more than before he started these games.

    Apparently, the vendor is really, really regretting it all - his daughter in law is bullying him, and thinks she knows property because she lives in the SE. This is NOT the SE...

    The vendor and his missus are, apparently, packing the place. They've even viewed somewhere. !!!!!!? They don't have something lined up...?

    I trust the EA in all this - it's a small town, and he's somebody we've dealt with before. This is just... bizarre.

    Mate, I wouldn't even stress yourself about it all. I know it's easier said than done cause I was in a similar situation - but honestly just tell the EA to come back to you with a final agreement from the Vendor and from there you will make a decision. Then see what they say. At the end of the day just say there's plenty of houses out there and continue to book viewings, don't come across as you're desperate cause then the EA will be telling that to the Vendor.

    Although Scotland used to be awful with the daft "offers over" process, at least for a sale you get tied in a few weeks before completion so you avoid all that shenanigans.

    Why not go back and say your offer has now dropped £10k, that should cause a bit a bit of fun with the DIL :D

    I suspect they very much regret messing around and are looking for a face saving way out. In this case your silence is golden:)

    I'd really just walk away from this now, as a matter of principle.

    The probate tax on the estate will soon become due, and this will pressure the vendor into accepting a more reasonable offer at that time.

    If your mum is comfortable in the rental accommodation, I'd suggest staying there for a while until another more suitable property becomes available.

    Not nearly as golden as the email she's just sent her solicitor, saying "It's officially off"...

    I am happy, very happy. I never thought it was the right house, and it wasn't the right price even before we found the problems - it certainly wasn't after. But she's big enough, old enough and ugly enough to make her own mistakes.

    Viewings are already being rebooked, first three viewings on Friday. One is cheaper but far better, from the paperwork, but her big reservation is too much land. Still, at least the 3.5 acre orchard has a contract with a cider producer, and has been rented as grazing before...
