            From what has been described by the OP it is not a case of not been built to the plan but not built to the plan the OP saw. As in it was a generic layout of the house rather than the specific plot that she was shown.
 Well, from reading post 43, where the OP stated the house was to be built "as hand" on plans and yet was built "opposite hand", I'd say there is some kind of anomaly with how things have been handled.
 What recourse OP has now is anybody's guess, but in all fairness, if window position and aspect is affected significantly, and, if the buyer was not informed of any change, then the OP has a reason to feel pretty pi55ed at it. I know I would be. Then again, I'd have been all over it before, during and after build.0

            That's correct it's 5% of the purchase price. All they have said its 5% incentives which can be split how I like. This would be things such as stamp duty, legal fees, options, flooring etc. They have advised my mortgage lender will only allow 5% as a maximum. I looked at there flooring and to be honest was not impressed for the price they are charging. is anyone aware of an incentive that exists where I can get them to maybe give me some cashback or pay towards my deposit? The builder has already said they do not want to reduce the sale price as it would mean getting my lender involved and going through the whole process again.

            Use the 5% to cover anything you need to do and needs cash e.g legal fees, stamp duty, the rest should be for extras that improve it, like better kitchen. stuff like flooring you can get it done cheaper tbh"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

            Yeah I'd get short term expenditure e.g. Legals and stamp duty paid and then start choosing extras with any remaining cash.0

            Thanks all for you advice. However all my options are picked and when I add my stamp duty and legal fees it still is less than 5% that's why I may ask the builder if they can put the rest towards my deposit.0

 Anything towards the deposit will have to be told to the lender and that can delay your mortgage offer.
 How much short are you?
