    Why does it make a difference exactly?

    It could be that the outlook and orientation of the house was attractive to the buyer.

    Imagine a house where you thought you'd bought one with a west-facing/sunny garden and an east-facing/not so sunny kitchen .... and they were swapped round.

    Or maybe the original kitchen overlooked the car park ... and now it's the living room that does.

    No one uttered the word "handed" when you were shown the plans?

    No one should ever believe the sales advisor though, in my experience. Always look at the planning documents online.
    I once put down a reservation on a new build that I found out didn't even have planning permission - sales advisor never even mentioned it, despite (we found out later) she knew and should have told us!
  • I think the main point of OP is that a room now faces a wall whereas she hadn't expected that.

    As for future value, I'd guess it's personal as some buyers may be put off, others may not.

    You could try to negotiate on an extra but I'd doubt from what you've said that they wont be bothered.

    I think some people have been a bit flippant with the OP, but at the same time, if one buys 'off-plan,' then it's surely crucial to have a hard copy of that plan.

    To my mind, exchanging without tangible evidence of what to expect is not showing due diligence, but I expect someone will be along in a moment to tell me it's perfectly normal. I must admit, I'd believe just about anything in relation to new builds!

    When going through the reservation and seeing the plans should the advisor not have plans of the opposite layout? Should these not have been the plans I should have been shown?

    Is it worth getting a solicitor involved? Not sure if this is a property litigation case?

    Presumably you have a solicitor acting for you already as a purchaser - what advice have they given ?

    To be frank a sales advisor is as qualified as an untrained chimp to read or understand construction drawings.

    True, but they will be selling from marketing plans that are very easy to understand, no need to understand construction drawings at all.

    It's going to be your word against theirs, very hard to prove they didn't tell you. Have you checked the brochure for any information such as a location plan showing handing? It's very unusual for these to be incorrect they are generally drawn by the schemes architects and described by the marketing agent employed to produce the brochure.
