    True, but they will be selling from marketing plans that are very easy to understand, no need to understand construction drawings at all.

    It's going to be your word against theirs, very hard to prove they didn't tell you. Have you checked the brochure for any information such as a location plan showing handing? It's very unusual for these to be incorrect they are generally drawn by the schemes architects and described by the marketing agent employed to produce the brochure.

    Plans are exactly that. A plan. Personally i wouldn't buy anything that didn't have "For construction" written on it. And even then i'd expect to be appraised of all subsequent revisions.

    My son recently purchased a new build TW house and at a very early stage had a long meeting (I went with him) with the site manager and went through every aspect of the build - down to the positioning of sockets in each room and individual manhole covers in the garden - to agree a whole range of details about the build specification.

    Did this not happen in your case ?

    Yes, I realise that. 'For Construction' are not used for sales, ever. Any drawings marked for construction are also not necessarily drawings reflecting what is built. FYI 'As Built' are the only drawings that reflect what is built in these types of housing developments. Not that a person from the general public buying a house would ever need to see or be able to read construction drawings.

    But by viewing FC and ASB's you at least potentially have some recourse.

    As to your latter point i completely disagree. They or their representation should absolutely be able to. How else would they question any discrepancy?
  • Being a first time buyer I have made the classic mistake of using the solicitor that the builder reccomened. Although I am paying them you can't help but feel they have loyalty with the builder hence why I said it's probably worth having an independant solicitor look into this issue.

    I am really disappointed with this. Maybe I could get them to throw in flooring. It's quite interesting because the sales advisor said they may be able to just give me my money back. Considering we have exchanged I think they realise they have made a significant error here by not telling me this information.

    Well, if you're being offered a full refund and you're not happy with the current situation just go for it, only thing you've lost is a bit of time.

  • Yes I did my options appointment and agreed radiator and socket positions but on a plan in line with what I was expecting. Even in these discussions did no one mention the plan would be opposite.

    Thank you all for your replies. I checked my reservation form and it does not state opposite on it.

    When going through the reservation and seeing the plans should the advisor not have plans of the opposite layout? Should these not have been the plans I should have been shown?

    Is it worth getting a solicitor involved? Not sure if this is a property litigation case?



    This happened to my parents years ago. As their spatial awareness was somewhat lacking, and they'd spent ages studying the layout, it was several weeks before they stopped getting lost in their own home.


    I can't help with your litigation idea, as they thought it was funny.

    So what is it you want to happen ?

    Do you still want the house ( with or without a sweetener like free flooring thrown in) or do you just want to be released from the deal ?

    You may have a case, but at the moment you have exchanged contracts and refusing to complete is really your only option. Your solicitor can advise what the potential costs of that might be for you.
