    good news for me, my appeal by the HSBC mortgage advisor to the underwriters worked! Got my appointment next week to finalise!


    I would strongly suggest going into a branch if you are coming towards the end of your 6 year bad credit penalty and have a clean history for around 4 years!

    Really good reading through some of these positive experiences.


    My partner and I have been living at his parents for almost 2 years saving up a deposit after renting a flat for a year and a half together. I got into some credit trouble when we rented a flat as I only worked part time which was fine at first as my part time hours were still quite a lot but this was just temporary and in 2013 I had to take a drop in hours which is where it all went wrong. I got a credit card from 'Shout' and ended up defaulting in March 2014 for £307 (settled in May 2015) and then ended up with a Virgin Media default of £37 after we had moved up because I missed an end of service payment so that was registered in June 2014 and paid off right away. I also used Wonga for some payday loans back in 2013 too so not good that they are still showing on my credit reports.


    My partner and I both work full time on permanent contracts and we found a perfect property for us a couple of weeks ago. I decided to try for an Agreement in Principle and to my surprise was given one from Halifax and from the Royal Bank of Scotland both for the amount of mortgage we are looking for but with a 10% minimum deposit - this is no issue as we have 10% saved for the property that we like.


    We viewed the property last night and will be submitting an offer with our solicitor over the weekend. If this is accepted then the full application process will begin which I am very nervous about as I know it can all go wrong once it goes to underwriters!


    Keep my fingers crossed though :)
  • Could anyone recommend a mortgage broker for someone with a credit issue - Liverpool or the North West please?? I need someone really good.
    Do they have to be local to me?? Not really sure.

    Offer accepted, Sold signs up, Solicitor instructed. DD mandate signed.

    Brokers informed me that we'll submit the full application in 2 weeks. I am terrified.

    What if it all goes to **** now? We were hard credit checked before they offered us our AIP and everything feels like it's going in the right direction. Our broker is incredibly knowledgeable and very well know in our area... he's said he's never had Natwest reject a mortgage past this point... but i know my luck..

    Everything crossed!!!

    Soooo ressurecting this thread - we made an offer on a properly after having the DIP approved with Halifax. We had the full application submitted yesterday and it was approved yesterday pending valuation!!

    I really can't believe it I was so sure they'd decline it but it is true what they say - your score means nothing.

    I have one default for £200 dropping off next month and one for £58 that is 3.5 years old. We have a 30% deposit which I'm sure went some way towards getting accepted so easily but it really isn't impossible after all.

    Now we have the stress of the rest of it and the chain to come!!

  • Full app submitted first thing this morning via broker! When i asked when the valuation fee was to be taken so i can move some money about he said probably today.

    Never been so nervous!!!

    Good thread, thanks for starting :) and congratulations!

    I and my partner are about to reserve a house and submit a full application, got a DIP accepted through Barclays via a broker - they did a hard credit check so here's hoping they've seen my sporadic late payments and £99 default (settled) - perfect conduct in the last 12 months mind :)
