We recently had a mortgage offer from Halifax despite my not so perfect credit history. I have 2 settled defaults on my file, both 5+ years old and both settled in 2011. Granted we rates of our mortgage aren’t market leading rates 3.3%, but it’s still a big reduction on what we pay for rent at the moment. We didn’t experience any issues, DIP was accepted within a few hours and then a week later we made a full application which was also agreed subject to a satisfactory the same day we submitted it.
Having a good broker is worth its weight in gold, ours was awesome. He knew the market very well and told use from the get go which lenders wouldn’t touch us so we didn’t waste time applying to them. During our appointment he made sure he had all the relevant documents, probably went a bit over the top we didn’t mind and insured any potential questions the lender might have were answered in the application.
According to our broker the two major factors were the age for default and settled date and our repayments are only 25% of our combined net pay.
Just a note out LTV is 70%, 10% deposit and 20% HTB.

NatWest have asked me for details of some outstanding balance I have and extra ID and a whole other set of information for the underwriters so fingers crossed they will be understanding! It seems me offering to pay for some concert tickets in advance on my credit card last week for my friends wasn't the best idea oppps!
I had a conversation with a friend who highly recommended Santander and Nationwide as they both for her and her brother spoke to them about their debt and helped make it manageable with their mortgages.
Hope you get some news soon. The broker could just be waiting on other people. I would give them a call now. I rang NatWest because the online tracker hadn't been updated for a few days and said I had to do nothing. However really they wanted tonnes more information and its lost me two days.0 -
So we spoke to a friend who also used the Mortgage Broker who hasn't got back to us and he recommended someone else, who after we called yesterday at 3pm has already contacted two lenders regarding our application and AIP.
So we've sent all our details to him this morning and fingers crossed! He's apporaching Halifax and Natwest so fingers crossed!

It's a big fat no for a mortgage for us at the moment. Apparently defaults that were corrected on equifax are still showing on experian so our broker doubts us getting anything without 15%. Houses in our area is roughly £230k for a 2 bed so it's another year of saving for usCredit score slowly improving!0

Oh no that's rubbish! I had good news and got accepted with NatWest, but I do have a 20% deposit and house prices in my area as significantly cheaper! My Experian report didn't affect at all, so don't hold all hopes on it!0
