    My offer was accepted 5th October - still ongoing. Chain free, although it had the complication of the lease needing to be extended.

    I haven't been too stressed about it so far, however I have been close to completion the last few weeks and now I am desperate for it to get over the line! I think its just a couple of queries left for seller to respond to. I'm hoping that it can get over the line to completion/exchange on friday, I'm getting fed up of looking at furniture magazines and paint colours trying to think what I'll do to the place, rather than actually doing something.

    Everyone in the chain is now ready to exchange, apart from us. We are waiting on some documentation from the Freeholder of my leasehold flat Im selling.


    I think Im on the verge of a breakdown.


    Or becoming an alcoholic

    We are FTB's, no chain and the property is vacant!

    We have been waiting for a contract to arrive to us for over a week now :/ provisionally given today to move in but they sent out a contract which was completely wrong.

    The purchase price had been lowered which had not been changed on paperwork and the deposit was 10% but we are only paying 5%.

    Spoke to our solicitors and the Estate Agent and they informed me that the sellers solicitors did not even know about the price change :S

    I think the most frustrating this is the lack of updates, ever when I have called/emailed.

    Once I did it in 3 weeks, 2days, from the offer on mine to the moving day. Mind you I had to keep on at the solicitors, estate agents etc. Last time it took about 3 months (?) We had a last minute hitch with the buyers mortgage company which delayed things a few days but the buyers (daughter and son in law) had already moved in with us as their buyers were in a rush to move into theirs. Twas a bit cosy in our house for a few weeks!

    Cash purchase of empty (probate) property:

    Viewed end October 2014.
    Offer accepted early November 2014.
    Survey early December 2014.
    Re-negotiated offer accepted 24 December 2014.
    Simultaneous exchange and completion on 5 March 2015.
    Builders started renovation works 4 May 2015 "we'll be done by mid-September".
    We're moving next Wednesday, 17 February 2016.

    Hate to say this, but things move much faster up here.

    Bought 2/2/12, applied for mortgage 10/2/12, received offer 17/2/12, completed 29.2.12. Received keys and moved in 1.3.12. Could have moved in the week before but sellers were not ready :eek::eek::eek: even though house was empty and had been for months.


    28 days in all. Pretty fast.
    Always have 00.00 at the end of your mortgage and one day it will all be 0's :dance:

    Leasehold adds time for freeholder enquiries. These can take quite a bit of time if there is anything needs checking out over and abive the minimum.

    Chains add time. (and can fall through).

    My last 3 moves have all been chain free, but have involved leasehold either as buyer/seller. All have taken around 4 months with problems being raised on the leasehold side of things.

    So if you set 4 months as a target, anything quicker will be a bonus. (and cross your fingers everyone in your chain can raise mortgages etc).
