    13 weeks and counting for us so far....

    Offer accepted on our house on 2nd Nov and everything ready to exchange.... unfortunately STILL waiting on enquiries on our purchase :(

    Looking for holiday ideas for 2016. Currently, Isle of Skye in March, Riga in May, Crete in June and Lake District in October. August cruise cancelled, but Baby due September 2016! :j

    We once sold a property about 20 years ago when we completed within 8 days of the buyers viewing the property and making their offer. The circumstances were exceptional, however, and they were offering 25% above the property's value for a fast deal as money was no object for them.

    We are currently purchasing a BTL property, our offer was accepted in the first week in September. We are cash buyers and could have completed within a week or so. However, the vendor had a sitting tenant and we wanted vacant possession, so notice was given for her to quit. However, they allowed her to stay two extra months.

    Once she was out things started to move, but it turned out that there were a few questions to sort out which the vendor's solicitor took their time with. All this time the vendor has been saying they want to complete as quickly as possible. What planet are they on?

    Anyway, we are completing tomorrow. It has taken nearly 5 months, and that is with no chain and no lenders involved. Sometimes you just have to go with the flow.

    In 2015:

    The purchase of our bungalow took about three months. (We had a mortgage, property vacant because of owner's death).


    The sale of our house six months later took about the same ( chain-free, house empty because we had moved into the bungalow, selling to FTBs who needed a mortgage).

    Purchase of investment apartment about ten weeks (no chain at either end, cash purchase, property empty). We were ready about four weeks before that, the seller's solicitors held it up.

    We have bought and sold several properties, including one in Spain which took eight months to complete, and never once had a chain.

  • Offer accepted on the 15th December and exchanged on 30th January, straightforward with no chain.

    I could have done it in 4 weeks if it hadn't been for the rubbish online conveyancing

    Yep - it was a nightmare. Loads of various problems that just kept comming. Thankfully I'm now in a position to say it was worth it as I'm now stting in what will be my dream house (once we've done it up) and luckily we have the rest of our lives to finish it off! :)

    We have no chain as we are buying the house we rent, so three months seemed like it was dragging on a bit, but judging by other people's comments it doesn't seem too bad!

    It's been just over 8 weeks since my offer was accepted, I've had everything sorted my end since before Xmas, but am now still waiting for the vendors solicitors to respond to enquires.

    It's frustrating because the place is empty and I just want to move in now ASAP. I'm chain free too.
