I can only talk from personal experience and as I don't know you're situation this answer is just based on the Suffolk market.
If you're marketing at an acceptable price (if you're getting good quality viewers regularly) then I think you could expect much better results than 30%.
Within 10% is the norm for a well marketed and marketable property that's priced properly.
If you're not sure what your house should be priced at have a look at nethouseprices, here you'll find all the ACTUAL sold prices of property in your street.
NOTE: If you're not getting good viewers in the first few weeks there could be problems as this is the time agents can send the most and best buyers as you're fresh to their mailing list.
If nothing is happening have a chat with your agent and ask him to tell you the truth and not tell you something he/she thinks you want to hear.0 -
Depends . . .the Government's programme of House Sellers Packs has been set back and I was looking at doing the course!! However, saying that, there is nothing to stop you as a vendor in gathering an information pack on your property which would and include the planning history (available at your Local planning authority and more commonly on-line); any works you have carried out or are aware of. There is also nothing to to stop you having a surveyor assess the property snd provide a report. Building Regs differ because the submissions are in effect a private issue between the homeowner and body providing the assessment (not always your Local Authority).
And as I rant and rave, I often hear of Mortgage Companies imposing clauses and restricting the amount they lend you until and unless you, for example, carryout damp proofing because some eegit stuck a damp meter in your wall and considered you had rising damp!! Challenge challenge challenge - -more info can be provided and depends on the age of your property.
As for buying -there is alot you can do in terms of searches before commissioning a lawyer to do it for you!! And they dont always ask the right questions!! Some poor woman nearly got prosecuted for carrying out works to her building which was listed and in a conservation area -the Lawyer didn't pick it up - - in fact .. didn't even ask the question!!

All estate agents will tell you that you can't possibly sell a property without them. They are liars! Granted, if your property is unusual or not in great condition or might be difficult to sell for whatever reason, then maybe an estate agent might be a good bet. BUT even if you sign up with an agent, you can still continue to advertise it yourself. Don't be taken in by their lies. If you've got a digital camera and some savvy - advertise it yourself. Look at the agents details for other houses in your area and get an idea of what to put on your advert.
I've done some research and I'm thinking about using HouseWeb http://www.houseweb.co.uk - they supply professional signs and also for £30 you can replace your landline phone number on your advert with a unique 0870 phone number - this sounds good as I don't particularly want my phone number up there.
Some people have said to me there's a risk as estate agents vet buyers, but in my experience as a buyer, their "vetting" of me consisted of asking a few questions which I could easily have lied to since there was no proof required.
The only disadvantage I can see is that none of the self-sell sites now advertise on Rightmove. This is because Rightmove is run by a cabal of estate agents, as far as I can tell, so it's no wonder. But many self-sell sites do advertise on Fish4Homes which is pretty well known, and I also plan to place ads myself in the local paper.
Anyhoo, I shall let you all know what I think of HouseWeb's service, and how it goes.0 -

Has anyone had any experience marketing UK property just through online agencies?
There are some offers of 120 pounds for a years online advertising to over 2 million potential buyers. I would be interested if anyone could share their experiences of using these online agents. All comments appreciated.0 -
Just out of interest I placed my house on an online website for two weeks (with description and photo). I appreciate it was just a freebie but sadly, having just checked, I note I have not had one online viewing.0

I just recently sold my house with RE/MAX First in Coventry which my friend recommended. My friend got £150 for recommending me plus I got a 1% fee. The down side there is an 8 week contract but the guy was so helpful. He gave me his mobile number so I could ring anytime and kept in touch the whole way. I didn't even have to do a single viewing my self he did it all. If you know someone who is selling their property cash in on this and they will get £150 providing you live in Coventry or Warwickshire.
The guy I dealt with was really helpful but a couple of the others were friendly but not as helpful his number is 07725 851488.
Let me know how you get on there is some money to be made here.

hi, please if you can give advice regarding the buying of our mothers house, my brother and I awaiting the costing of the house, estimated at around £20,000; £10,000 each, i have savings which have been put away for 5 years that would have covered the cost, however, if i couldnt pay through some misfortune i could take out the money and pay the £10,000, instead what is the best option, considered a loan over 5 years, with no cover; what do you think!!0
