  • These tips are good for me, but what happens if they can't sell it I've been on the market for two years and with two agents?
    I'd pay anything at the moment just to get rid of my house.

  • Just wanted to post a quick thanks for all the useful info people have posted in this thread.

    I got my agent down from a flat 1.75% to 1.25 if the flat went for over 130k, or 1% if it went under that. And reduced their tie-in from 16 weeks to 0. Just accepted an offer below 130, so I've saved that .75% already.

    Now for the nightmare that is conveyancing and moving (hopefully!).
  • you could always try selling you house yourself! saves the commission

    try Square Move https://www.squaremove.co.uk if you sign up and submit your house to their site it will automatically be listed on various other property sites including fish4, hotproperty etc... and you even get your own personalized post and sign to put outside your house with the FSBO Sign Kit they offer!!

    hope its not to late for you, even still if you want to get more coverage of your house give them a try special promotion on this month as well

    There isn't many houses in my area on squaremove though.

    we are considering moving, have got valuations booked for friday.
    we would be selling a 2bed terrace for approx £100,000 (by my guesstimate!)

    and moving to a house approx £160,000

    this is our first home we have no idea about buying selling other than when we were 1st time buyers...

    On the flipside, me and at least one other MSEr have sold within a week of the pictures going online with Housenetwork saving £2-3 thousand between us in EA fees. As our local agents have never shown us around properties, preferring to get the vendor to do the viewings, I would never use them again. My parents are selling their property in April and will be using Housenetwork following my success! The pictures on their site really are great and you can do your own "non estate agent" blurb.

    I suspect this is nothing to with housenetwork and more to do with rightmove which appears to be the best property site. If anyone knows the cheapest way to get an entry onto rightmove i think that will be the cheapest way to sell your house nowadays followed up with a local newspaper ad with picture.

    Rightmove only accept estate agents not private sellers. I bet they are the cheapest. 500inc vat.

    £500 to someone to advertise on the rightmove website (this as far as i see is the biggest asset they are offering) is too much.

    Rightmove is owned by 3 leading estate agents with a vested interest in preventing self sellers onto the website.

    I dont know how much rightmove charge to enter a listing but its probably tens of pounds not hundreds.

    Someone should set up an online agency whereby the customer does as much of the work themselves including pictures etc so that we could access rightmove for £100-200.

    Once the pre-sale homebuyer reports system is in place in mid 2007, if the information is all taken from that then there is very unlikely any property misdescription which seems to be rightmoves main method of enforcing this estate agent only protectionist rule.

    I am selling my house, and the estate agent said after she had put the photos in the local paper, yeah but we put your property on the internet?
    Anyone looking to move to an area from outside the area is likely to have subscribed to the local paper. So are they really that much more effective?
    Cheap is good but free is best!
