    I am looking to buy a house, but the houses seem to be cheap in this part of the area.Would like to know if any way i can check the area without spending any money to do it ? hope you can help thanks.

    Wonder if anyone can give me any advice? I've just had three valuations, and want to get my house put on the market within the next few days. All three agents felt it was immaculate and will sell very quickly (although they probably just say that anyway!)...

    Agent 1 suggested £146k, with 1.6% + vat
    Agent 2 suggested £135k, with 1.25% + vat
    Agent 3 suggested £145k, with 1.75% + vat, 12 week tie-in

    I preferred agent 3, but when I said I didn't want to be tied in and 1.75% was too much I didn't get anywhere...Agent 2 is a local agent (but on rightmove etc) - but I feel unsure about putting it on with them for £145k when they valued it for lower (I'd like to try it at this price)...I just imagine them encouraging people to make offers for lower - which is exactly what they did when I purchased. That leaves agent 1, which also don't seem to want to budge on the 1.6%...I have phoned a couple more agents but none can come out till next week which is a bit too long. Any suggestions?

  • 1. Try looking at the sold prices for similar houses in your area on rightmove as a guide to your property value. 2. Approach the agents with the differing quotes for their services and barter (they want your custom and most will pricematch). 3. See which agents will cover the local press in the areas that you wish to market your property, the wider the coverage the better. 4. Try using the agents to view houses that you are interested in, you will soon get a 'feel' for the good ones. Good luck :D:D
  • Can I recommend my solicitor? I got her phone number from my estate agents, and I have to say, she has been brilliant!

    I haggled on the buying and selling prices and got £50 knocked off each just for the cheek of asking. I have knocked another £200 off a bill for the 3 sales that have fallen through (don't ask!) and the 1 purchase which we have now lost due to the delay, in exchange for some chocolate rice crispie cakes and some haribo tangfastics (!) and because she is still a small business, she is not vat registered which means you save even more money!

    I have my house currently up for sale with a 'potential' buyer. I have seen a property on the internet that I may be interested in viewing. I would like to know - this house looks empty and has been on the market for some time now. I know this depends on the vendors situation, but with this in mind, are they usually more flexible when it comes to agreeing on a price??????

    I have seen adverts on the Internet by Property Websites like idproperties.co.uk Offering to advertise before the June 1st deadline for £95.00 to Save over £500.00.
    There are also Offers by estate agentsoffering a Free HIP but surely these guys will want to be repaid in some way?
    Am I a sceptic or re Estate Agents starting to give a Free Service?

    i'm about to put my flat on the market and had a read throught your tips which were extremely useful. thank you.
    however i need some more advice if you don't mind? i made a note of the lock in period and that i should get it down to 1 week after written notice.
    so the chosen estate agency came up with something like this:
    "(...) sole agency will be for a period of four weeks from the date of the agreement. upon expiry of our sole agency period, unless instructed otherwise we will continue on a sole agency basis until you notify us in writing giving 7 days notice of your intentions to instruct any other agency. in this instance our multiple agency commission will apply".

    from this i understand that they only took on board the 1 week writen notice comment and not the lock in thing. is that correct?
    and i don't like the sound of the last sentence as it suggests that i'm not at all out of the deal with them but once i notify them in writing that i want to instruct someone else our deals turns into a multiple agency deal with a higher commission?! that's just worded wrongly isn't it.

    please advice. thank you very much in advance.

    Assuming no more changes -

    If marketed before 1/6 then no Hip needed until end of yr

    The term martketed seems confusing ..
    whats stopping someone saying today " my house is for sale say £XX "
    ( over priced) possibly even listing on a free site , just in case they might want to sell it later in the year without an HIP

    Hi,

    It's a pause for thought!

    I do not think Trading Standards will accept marketing on a Free Site as good enough and you will have to pay put the Penalties imposed!

    The free gimmick marketing by Estate agents is just a ploy and they will impose Penalties on the Vendor/Home Seller as a result!

    can't see why it would be different if free or paid site... so long as it date stamped.
    Not sure consideration is an issue, given its rare to pay agents upfront... perhaps the pay sites should charge 1p !!

    Interesting that your last 2 posts refer to sites run by thge same firm .. have you an interest ? ( edit make that all your posts)
