    It is rude to say 'When are you people going to realise'. It is not rude to talk about house prices on a board that uses 'house prices in it's title'

    Again, A HPCer tries to argue with me over house prices when I'm not giving any opinion on it at all; simply telling you not to refer to people in such a way. It was an individual that posted on this board for help and advice. Perhaps your second, more considered reply will have more impact on the people than being rude in your opening sentence. It might raise a giggle from HPCers, but if you're genuinely looking to educate people, then being nice helps. :confused:

    Let's get back on-topic, children...

    The consensus seems to be you should change the photo on Rightmove, and add additional photos of the interior, which is much nicer. Also, the virtual tour is definitely not working - doesn't reflect well on the professionalism of your estate agents.

    Hey Dooze im not a HPCer Im just an economic realist :rolleyes: I dont want to see anyone get into financial difficultys but that does not alter the fact that Gordons miracle economy has been driven by one thing and one thing only. The availability of cheap money to fuel it.

    My mate had been trying to sell his very nice 3 bed semi (new stone built) in Peterborough for over 9 months with no takers. He was gloating to me that he had 'made" over 30 grand in less than 12 months on it as he paid 160 for it and they have it up for 193. When I pointed out that he had not "made" anything until he had sold it and paid all his liabilitys he looked at me as though I was an alien!

    Houses have passed the point where they are affordable unless you can get a LTV of 100% lie on your application and have a fixed rate for 5 years at 3%

    The way I see it is your average house seller (The OP included here) has two choices now. Stop viewing a house as some sort of investment vehicle and just errr live in it. Or reduce the price so you can sell it.

    Hmmm, I think you need to be a little less judgemental here and stop going off on one because people have differing opinions to your rose-tinted view :rolleyes:

    Yeah, it's bonkers the way that houses are now looked upon as some sort of super-ATM machine instead of just a place to live.

    Unfortunately, housing has been just about the only way that an average person can 'make money' in recent times and people have just piled on the speculative bandwagon. When they realise that it's not a one-way bet they can get pretty testy.

    And, as bears repeating: You only get your equity out of the house when you sell it. Not when you remortgage against the value of the house - you're just borrowing - and if you're selling to buy a bigger or equivalent-sized property that will have inflated by as much or more, so you're no better off than if prices had stayed low.


    As you point out elsewhere in the post, this madness has resulted in houses either becoming unaffordable for average people or affordable only to the extent that they plunge themselves into deep, long-term debt.

    I don't think the photo from outside looks too bad. However the rightmove link to the full details didn't load - had to google your estate agents to find it which I possibly wouldn't do unless being nosey!!

    In full details the bit about bedroom window opening to allow furniture delivery sounds horrendous to me and I'd take that out and only mention it in the viewing as a positive when you can highlight how easy it was for you guys to move in. Otherwise the three bedrooms are a good size.

    The courtyard sounds nice but I'd want to know if it was sunny too as sheltered sounds a bit like shady. If it gets sun a lot of the time I'd put that in as well as 'sun trap' maybe. Also if I had a 'garden room' I wouldn't want to use it as a storage shed - isn't that what the garage is for?? If this has electric too can't it not be an outside office or hideaway? Or highlight that it has this potential.

    You say you have a small drive but can you get two (small) cars on it? Maybe better to be specific here on how many cars can park outside and with addtional parking for x cars to the side of the house. Then will sound as if it has loads of parking. I think loads of men love having a garage so I wouldn't think to knock it down. If the road / lane you are on is quiet I'd highlight this too as being so on the road this would be a factor for me esp as not knowing the place.

    Overall the house doesn't look bad or if it has many problems. I'd agree that more pics of bedrooms will help. Unfortunately that leaves you with being over priced in todays market which is totally within your control to fix even if less palatable!

    i got the virtual tour to work straight off - but it moves very fast and i think i missed a lot of detail first time round. i could not see what on earth the dark "shed" thing was in the gravelled courtyard, looked a bit like steptoes shed to me ! i also found the huge dark curtain draped down two sides and across the top of a large window very overbearing. i also wondered why no bedrooms were shown ? if i dont see pictures of any room i always think "whats wrong with that then ?"

    if its been on the market for a year and no offers - its is definitely too expensive.

    have you checked out the sold prices on Rightmove to see what your neighbours have sold for in recent times ?

    how about taking it to auction - with a reseve ? good luck

    Someone who posts on housepricecrash. A GHPCer is someone like me who posts on Globalhousepricecrash. Two related sites with slightly different views.(GHPC tolerate and encourage bulls as well as bears ;))
