Yes, good schools locally. Both English and Welsh Schools are in the village and excellent feeder senior schools.

Looking at the competition, I think the price is too high. I also suspect there are few buyers due to the high prices generally. Nabbing a buyer is partly down to luck in falling in love with your place and partly down to price - needs to be keenly priced to compete.0

ScorpioLady - please don't take this the wrong way, but part of your problem is that you're in Coedpoeth !! You're in the Bryn Offa school catchement area (which has just been slated at the end of last school year) and you're down one of those nightmare roads away from the main road through the village. I delivered pizzas there for a few years for some extra dosh, and know that access is not brilliant.
Add to all this the fact that you can get some brand new stuff within 2-3 miles radius (Brymbo, Pentre Fach(Ruthin Road), 2-3 new developments in Gwersyllt, etc) at similar prices with better access and parking facilities, and maybe yours suddenly begins to sound quite pricey unless you're in the market for something very specific.
As I said, please don't take the comments the wrong way. I'm just trying to be realistically constructive.......Gettin' There, Wherever There is......

It's interesting about Rightmove photos. When viewing in our village we had lined up two houses to see but ignored a third as it looked very ordinary from the photos. We finally decided to see it at the last minute on a whim. Hated the first two rabbit hutches and loved the third with its bigger rooms and endless cupboards, which we hadn't noticed on the details, and are now living here. I wonder how many other people missed out because of this.
The other thing to consider is peoples' price bands. At £190000 you will be seen by those who can stretch to £200000 which will buy them a much better property. We didn't even bother searching above £180000. I know dropping the price by £10000 is a bitter pill to swallow, but so is being stuck somewhere in a falling market. It is probably time to reassess your strategy and what you hope to achieve.Been away for a while.0 -
The outside photo on Rightmove is very unappealing - makes it look like a council house.
If you click through to the full brochure, then you see some very nice photos of the inside, but most people will never see them as they will be turned off by the initial photo on Rightmove. Get it changed, and add some of the other photos to the Rightmove page.
Oh, and drop your price by £10,000. That oughta do it.

Have you been in the property long? I am sure I remember seeing one similar for £150k within the last year. Also if you have been on with the same agent then it has become a stale property. Might be worth taking it off the market and switching agents before this HIPS nonsense applies but you'd only have until end of the week to do it! Better outside photos taken on a sunny day always make the property more appealing.
What would a house like that rent for locally? You might find it better to either rent it out yourself on a BTL and move on or sell to someone that wanted to rent it out.0 -

Thank you all for your replies, even though some a tad upsetting! (alas the truth hurts!!:( ) I asked for objective opinions and that is what I needed.
Just wondering from the replies which internal photos promote the house in a better light?
Any opinions on the possible demolition of the garage? ie Devaluing the house or providing off street parking?
