    i wouldnt demolish the garage at all to be honest. A garage is meant to add value, to reduce it? If you knock it down, then you'll end up flogging it for even less than the -£10k everyone is suggesting. Have a word with a couple of other EA's and ask their opinion about this first before you do anything drastic.

    I dont think your house looks bad, its just that there seems to be quite a lot of competition priced slightly lower. Have you actually asked your EA the blatant question of why they have given it the value, if there seems to be others priced slightly lower? Just interested in thier point of view thats all.

    Sorry but the one photo on RM is extremely unappealing. You must change it ASAP. I would suggest you use the photograph taken in the lounge with the exposed timber beams.
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:

    As other has said, though, the outside picture does the house no favours at all. I wouldn't put it on to be honest.

    When are you people going to reliaze that if you cant sell your house it is because the price is wrong!

    You say "under market value" but what does market value really mean? Some numpty EA has told you what he thinks it's worth! But that's not market value. Market value is what you can get someone to pay you for it. :T

    I do take on board all your replies and will print them off and present them to the Estate Agent and expect answers and results!!

    Its difficult for us humble home owners to get a proper market valuation........all we can do is be guided by these 'numpty' estate agents!!!!

    As the title says my house has been up for sale for a year, and to date no offers have arisen.

    It is a 3 bedroom, detached, 1850 large cottage, beamed ceiling, spiral staircase, lots of character etc. Large garden but on two tiers (on a mountain) has a garage but no driveway to speak of.

    The agents are a very busy, popular one, I have done a mystery shopper test on them and they flagged my house up straight away. Had about 13/14 viewers, not much feedback although the agent says they do try. I have already dropped the price by 8K and it is now less than a similar semi detached one on the next road.

    So what now? Do I just persevere (quite depressing), do I reduce again(to under market value?), do I change agent(aren't they all the same, really?), or do I just trust to fate that its just not 'meant to be'.

    Is it just down to reducing the price again and again? Any opinions would be appreciated.

    I am not saying you have the wrong selling price but a number just shy of £200K for a small brick box a few inches from a main road is crazy. I think people in the UK have completely lost their sense of proportion over property.

    If I had £189,950 to spend on a house, I would buy a 5 bed detached house with an acre of land in France. If I needed to work in the Wrexham area I would rent.

    FYI, tried on 2 PCs to get virtual tour to work and it didn't. I'd make getting interior pics on a priority.
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.
