    I do feel for you Smodlet, they sound like the neighbours from hell......I understand they are renting......is it worth telling their landlord. Often......really noisy violent row types lead very chaotic lives and they tend to live like pigs, neglecting and sometimes even trashing their homes. The landlord might appreciate a heads up if they are that kind of tenant.

    My "go to" builder had a call from a landlord yesterday. Three years ago he renovated his property, spending a shed load of money making his rental a really nice place. First tenants were nice and really looked after the house, the next ones - the ones that have just left - have absolutely trashed the place, kicking in doors and punching holes in the walls during violent rows. Apparently thousands of pounds worth of damage.

    Do it anonymously to avoid repercussions but you might be doing both yourselves and their landlord a huge favour.

    AC. Re your price. I really cannot offer specialised advice because I don't know your area. I don't know what the market is doing either there or in Poole. I can only advise in general terms.

    Reducing lthe price is usually the sure fire way to get a sale. Lower the price enough and you will have people fighting over a property.

    There is an exception.......well not really an exception - it's more of a tactic to use in a falling market.

    When in a falling market small reductions only "follow the market down". Buyers, tend to adopt a wait and see approach, thinking that all they have to do is hang on long enough and the price will gradually drop to a price They want to pay.

    The only way round this is to pre-empt falling prices by deliberately pricing it lower than current market values.

    When my husband got sick I had to sell our holiday home in Spain. This was right at the worst of the crash but we were desperate. I had to sell assets at fire sale prices in order to keep the uk side of things going.

    I slashed the price, selling at 20 per cent less than we had paid for it. Luckily the currency exchange rate was in our favour so it mitigated most of the loss.

    If I had "followed the market down" making small reductions, not only would I have struggled to sell but sterling would have recovered against the Euro and I would have lost even more money.

    As it was I sold within a week to a UK cash buyer and got out quickly, saving our bacon and avoiding bankruptcy.

    AC only you know what your bottom line is, but remember it's not just about your selling price. There are lots of other factors to take into account, especially your health.

    . Smodlet is right. If Poole ends up being too expensive there are plenty of areas where your budget will still get you a very fine property, even if you have to take a £20k hit. You would still be able to buy at the coast but just maybe a bit further away from London. Dorset, Somerset, Devon, Cornwall are all lovely.

    Ps. Just edited to add. Sometimes you have to take swift decisive action.

    If you can only see a bleak future ahead - ie job, finance and health then maybe you should slash the price and get out. You can then take what's left and rebuild your life.

    It's no good sitting on an asset which is sucking the lifeblood out of you and which is causing you to spiralize ever deeper into debt. Better to liquidate and start again.

    AC reading your thread from the start and feel your pain re selling your property... we failed to sell ours in the north west, but have put other plans in place for me to focus on... I was often just wishing my life away to get to early retirement (i'm 46 OH is 57).. now I'm making my life what I want it to be now .. not in the imagined future.. I hope your plans for change come swiftly for you (I still have another page or so after the above post to read) Good luck and best wishes

    Thank you so much, TT, this is very kind of you. I am aware and will read the link you have provided; I just wish I had any faith whatsoever in the "system". Had this issue back in the 80s, kept the diary, did the whole thing, total waste of my time and effort. The only thing I could do was get a letter from the totally unsympathetic doctor stating I needed the council to move me for health reasons. If they can't do anything about their own properties, I do not see they will give a damn about privately rented/owned ones however, I will try.

    Thanks for reading my post all the way through (also to everyone here who has done so).

    My 2 best chances of selling in the not too distant future , happen to be tonight and Friday's viewings. If the lady on Friday has had an offer for her property , maybe she could be the one .

    This evenings viewing : the lady's name cropped up 3 times on my radar. 1 was to look ( about 3 weeks ago), no report as to whether she liked it or not . On Saturday , she viewed it . This evening will be 2nd/3rd time .
    Considering my estate agent was panicking a couple of weeks ago , I'm happy that I've had viewings still .

    Btw: what did you decide to do in the end? I'm intrigued , and hope things pan out for you ;)

  • Feedback from yesterday : liked the flat. Hasn't put her property on the market , and c b were not aware of that .
    Will not be putting her property on the market for another 3 weeks .

    Had an accident, think the car is a write off.......luckily dad and I were not hurt. The other car hit my drivers side front wing. Another foot or so further back, she would have slammed into my door and I would have been toast.

    I'm a very lucky woman. :D

    OMG, LL! Are you sure you're OK? These things can take a while, sometimes, adrenaline, or something. Are your "olds" all right? Of all the lousy things to happen! You did not even want to go... instincts are there for a reason, I think.

    AC, fingers crossed for all these viewings - although I don't see the point in viewing weeks before even putting their property on the market. But the other one sounds promising.

    Thanks for all your well wishes.

    TBH although I wasn't injured as such I don't feel that good today, a splitting headache and neck and shoulder pain, so probably a bit of whiplsh.

    Luckily I have a clear diary and dont go to Belgium until 11th August so I can just take my time and rest up as needed.

    I can't bear to be touched at the moment so have booked some Physio for next Thursday. In the meantime just lots of soaks in a nice warm bath with aromatherapy oils. Hopefully we might get a bit of sun soon and I can lie out in the garden and soak up a few rays.

    Im a great believer in the power of hydrotherapy and sunshine. :rotfl:

    I'm just going to ease off for a while and take things easy. DS2 just happens to be off next week so he can lug the shopping for me. And then after that I can always shop online for the heavy stuff.

    Re transport. Ive just got a gold card which gives me free travel on the local buses. And I live just a few minutes from the city centre. I could walk but a taxi is only £5 so no big deal. And I am also on DS2s car insurance so we can car share for a while if I need to use a car.

    I have been thinking about going car free for a while. Last year I only did 3000 miles and I spent around £1500 on running the car.

    So I'm thinking I might use this opportunity of going car free for a while and see how I cope. £1500 would pay for a couple of nice holidays,:rotfl:

    At any rate the House hunting can wait a few more weeks. I'll just keep an eye on RM in case anything I fancy crops up.

    Hope the viewings go well, AC. You are still getting people over the threshold so it can only be a matter of time.

    How's this for poor EAs.

    Saw a flat last Friday which I quite liked (not I the one with the tree). The EA had no idea about service charges etc. I asked her to email me. On Monday she rang me for feedback. I said I was still awaiting details of lease and service charges. She promised to email me. I'm still waiting......

    AC - hope your EA is doing better than that. :eek:
