Hope you got a better nights sleep. Have you tried earplugs. I know you shouldnt have to resort to them but if you are desperate........I find the wax ones work best. I always take them with me when travelling, just in case the hotel is noisy.

Hello everyone, sorry I have not posted again, keep getting sidetracked (on here and with life in general)
AC, glad you are going to do a wee bit of 'dressing' your flat. When I sold mine, it was very much marketed as 'in need of complete redecoration and some modernisation'. I had a choice to spend £5k on a kitchen and bathroom, and live through all that hassle, or drop the price by £5k and get out quicker. I chose the latter, and don't regret it. Are you kind of stuck on the idea that you could get a higher price, rather than thinking about how much you really need, especially if that would mean you would be away from it all sooner? LL knows better than most of us, but I'd have thought that dropping it to £385 and hoping you get some offers seems like a wise move.
Smodlet, I can sympathise with you so much. One thing I really do not miss is the shouting, banging doors, and late night parties that my previous neighbours enjoyed at all hours. Although they were far less frightening than the screeching owl that we hear here sometimes LOL

I don't have great expectations . Funny enough, I was thinking of reducing to £385k . TBH , the least I could do is £395k.
It wouldn't be possible otherwise.
The annoying thing , is I was told the minimum by all e a 's.
I realise that , I cannot move in Aug /sept when I wanted to.
Realistically , I can't go till next year.
It's killing me in a job, where people can see I don't like them( some exceptions obviously )and my health is pony .
And financially dead .
When the estate agent talks to me next , it will be thorough .
I will try to do as I'm told , then sell the thing .
Forgot to mention : I will leave without somewhere else to speed things up.

Hey, Betty, thank you so much. I'll take any amount of owls, screeching or otherwise, over human screeching any day. While all avoidable noise is annoying, angry, violent, hate-filled noise is in a category of its own, imo. It is threatening, intimidating. Really, what is an owl going to do to a human?
For some reason, I have little problem with most natural sounds, the wind being the exception: When it howls and screams like a soul in torment, that does disturb me but mostly because I am concerned about the roof tiles. Man-made noise is largely avoidable and therefore, I find, far more difficult to tolerate.
I apologise to one and all, especially to you, AC. From now on, I will keep my sshh to myself. I know this is not Twinterpest.
LL will have a better idea but, from what I read elsewhere on here, it is very much a lottery. In some areas, prices continue to rise, in others they are falling. London and Poole seem both to be extremely expensive areas so perhaps, if prices go in the same direction in both, AC, you will find room to negotiate. I don't suppose you might reconsider where you might move to? If you did, I still think you could make a killing but it's your call.

I do feel for you Smodlet, they sound like the neighbours from hell......I understand they are renting......is it worth telling their landlord. Often......really noisy violent row types lead very chaotic lives and they tend to live like pigs, neglecting and sometimes even trashing their homes. The landlord might appreciate a heads up if they are that kind of tenant.
My "go to" builder had a call from a landlord yesterday. Three years ago he renovated his property, spending a shed load of money making his rental a really nice place. First tenants were nice and really looked after the house, the next ones - the ones that have just left - have absolutely trashed the place, kicking in doors and punching holes in the walls during violent rows. Apparently thousands of pounds worth of damage.
Do it anonymously to avoid repercussions but you might be doing both yourselves and their landlord a huge favour.
AC. Re your price. I really cannot offer specialised advice because I don't know your area. I don't know what the market is doing either there or in Poole. I can only advise in general terms.
Reducing lthe price is usually the sure fire way to get a sale. Lower the price enough and you will have people fighting over a property.
There is an exception.......well not really an exception - it's more of a tactic to use in a falling market.
When in a falling market small reductions only "follow the market down". Buyers, tend to adopt a wait and see approach, thinking that all they have to do is hang on long enough and the price will gradually drop to a price They want to pay.
The only way round this is to pre-empt falling prices by deliberately pricing it lower than current market values.
When my husband got sick I had to sell our holiday home in Spain. This was right at the worst of the crash but we were desperate. I had to sell assets at fire sale prices in order to keep the uk side of things going.
I slashed the price, selling at 20 per cent less than we had paid for it. Luckily the currency exchange rate was in our favour so it mitigated most of the loss.
If I had "followed the market down" making small reductions, not only would I have struggled to sell but sterling would have recovered against the Euro and I would have lost even more money.
As it was I sold within a week to a UK cash buyer and got out quickly, saving our bacon and avoiding bankruptcy.
AC only you know what your bottom line is, but remember it's not just about your selling price. There are lots of other factors to take into account, especially your health.
. Smodlet is right. If Poole ends up being too expensive there are plenty of areas where your budget will still get you a very fine property, even if you have to take a £20k hit. You would still be able to buy at the coast but just maybe a bit further away from London. Dorset, Somerset, Devon, Cornwall are all lovely.
Ps. Just edited to add. Sometimes you have to take swift decisive action.
If you can only see a bleak future ahead - ie job, finance and health then maybe you should slash the price and get out. You can then take what's left and rebuild your life.
It's no good sitting on an asset which is sucking the lifeblood out of you and which is causing you to spiralize ever deeper into debt. Better to liquidate and start again.0 -
Had trouble sleeping, the last 3 nights ( humid weather !)
This means that, I was shattered when I did wake up this morning.overslept !
It means that I couldn't be a thorough tidying up the flat, as I should've been. Also, the leaves are on the floor in the garden, from when I cut back my plants last week .
I have( or should have) someone in my flat now. Another one for 11.45 I think .

After the panic from chase Buchanan , I am pleasantly surprised about the 2 viewings this morning. If I wasn't in a dmp , I would've got the whole place refurbished. I will look at the carpet situation this week, and the bark chippings.
A friend of mine , told me he did a right move search,and there are a lot of places in the same price range and same description ( 2 bedroom property twickenham (£225k), and there are quite a few. He says because I haven't got my place all modern , that is where I'm suffering .
My place was only reduced about 5 weeks ago in price.
Twickenham is one of the most expensive places to live in London , and is very 'affluent '.
If I reduced to £365, IMHO it would've been too much a drop to soon.
I may go to £385, to test the water, but only when they call me .
Poole : seems fine for me , as I'm not ( or have never been ) a risk taking person until now . It's 2 hours from the dump they call London ( sorry Londoners I've been here all my life). Also I won't have any problems with my accent ( a lot of people hate Londoners ). So , this seems the most logical choice .0 -
So , just got a call from chase Buchanan . Btw: you probably know this already, but I get different people showing the viewers around and those people send me the feedback vi email.
I assume one viewing happened today . Had a call to rearrange the other , for Tuesday evening . I asked that estate agent for some personal feedback . He said , don't panic . My property is not the only one stuck at the momoent . It's not far off getting an offer . The price is right . He said , my place isn't too bad . Some people wanted wood flooring/ new kitchen / bathroom . His advice is not to put carpet down or anything . Just a question of finding the right buyer willing to put their own stamp on things .
I explained my thoughts . Somehow , I feel better now I've spoke to him . We will see .
Other news: my brother uses my address to have things delivered.
Unfortunately , he had some tax documents sent to me.
I missed the cutoff time for redelivery .
Now I've gotta listen to him shouting around . His phone was broken midweek, so I had 2 unexpected visits from him midweek . I'll have to go around to see him;(
Instead of taking responsibility , he'll want me to contact sender and do it all for him. He is a total nightmare !0
