    Anyhoo...........Sorry to hear about your dilemma. It's a tricky one. It's cases like this that illustrate my earlier comment about needing "nerves of steel". It certainly can be a testing time, especially trying to co-ordinate a simultaneous purchase and sale. It's a juggling act.

    I can appreciate that you do not want to commit to a 12 month lease. Is there nothing else. It might be worth having a discreet word with your EA - sometimes they can pull a rabbit out of a hat.

    They might know of landlords who are happy with a short lease. For example if a property has been empty for a while a landlord might be prepared to,accept a three month lease followed by a rolling contract purely to get a tenant. It's always worth asking.

    I would be inclined to put your cards on the table with your EA. they are working for you, you are paying them, they want the sale as much as you do.

    Re your purchaser........Well he has form. He has backed out of one sale. What's his position, is his mortgage time sensitive......he might not be able to hang around.

    You need to find out as much as you can so you can weigh up all your options, so talk to your EA.

    You are fortunate in having your parents as a fall back position. I can appreciate it might not be ideal but it is definitely an option and I wouldn't dismiss it out of hand. You could put your stuff in storage and let mum and dad pamper you for a little while. Two to three months should work ok before you throttle each other.........:rotfl:

    UltimAtely the state of the market in your area will determine your course of action.

    I'm sorry if my advice is a bit vague but realistically this is a decision only you can make.

    To recap........find out as much as you can about your purchasers position, what he needs and wants and get your EA to help you.

    I appreciate EAs often get a press but not all of them are useless.......

    Well today is cancelled, frozen shoulder :mad:

    Just add it to the poorly foot and dodgy digestive system.......

    I'm 65 Fgs not 95. I will NOT give in.

    Going to take some painkillers (or asDS2 calls it - Mum's crack stash.....:rotfl:) and then try some exercise to loosen up the shoulder.

    If shoulder persists , I recommend acupuncture . Get well soon

    In the grand scheme of things I'm fine.......the shoulder thing comes and goes and usually responds to a good sports massage. Ive got one booked for next week, but if it persists I will certainly try acupuncture.

    I spent 9 years caring for my husband and it just took its toll, wrecking my back and shoulders with all the lifting and transfers. But I am getting much healthier now, this week is just an unfortunate blip. Each of my "ailments" by themselves are actually quite trivial, it's just that they have all descended on me at the same time...... ill be fine in a day or two.

    I have more or less a clear run now until 11th August when I go to Belguim, so the master plan is healthy eating, walking and yoga and lots of TLC.

    I am aiming to get fit enough to join a gym by September. ;) then I will look at swimming and using weights to build up strength.

    The cat is fine.......He just waltzed in one day and adopted us. The week my husband died he appeared at the door as a starving stray. He had a nasty run in with a car last October and ended up with a shattered pelvis. He's now held together by pins.. He's very much a home boy now and is like a little limpet at times. He's very affectionate and protective, and seems to have a heightened sense of empathy if I'm a bit low or under the weather.

    Animals just know don't they.......

    Actually he's quite a Character very popular with the neighbours. He now has a little gang - there about 5 of them. He's the smallest and weediest but he's definitely the boss.......:rotfl:

    AC - we do digress at times don't we from the subject in hand.

    How did today's viewing go.....nice to know that yesterday's lady was keen. You never know. If she gets a buyer she could be the one.

    It is looking very positive, still lots of interest and viewings so all to the good.

    Bizarre things about a viewing last week.. The e a never asked for his opinion .
    One viewing tomorrow , and one Saturday .
    Feeling agitated because of humidity .
    Lack of sleep etc

    Thanks for the advice - hope you are feeling better.
    My buyer is looking to live in the house, it's a 3 minute walk to the centre of the town I live (Hampshire) and so ideal for him apparently!

    He pulled out of his previous sale as they couldn't find anywhere to buy :eek: so probably best I don't mention it to him - he is a a cashbuyer from the proceeds of his sale which has completed ..

    Thanks for the advice about talking to the EA - I will do that! I did offer on a house in town but she rejected by offer, it's now been on the market for 3 weeks with no more offers - houses round here rarely stay on the market for a week so I'm hoping she will come back to me.

    The problem with moving in with the parents is I will have my 2 kids with me (21 and 18 so hardly kids!) until end of September when they are shipped back off to uni and a dog.... I could bear it temporarily though; just!

    I think like you said I need to '(wo)man up' and forget morals and remember it's all about ME :rotfl::rotfl:

    Hello AC, LL, Anna. Thank you for being such lovely people, reminds me there are some in the world beside OH and our brilliant neighbours the other side. At the moment all I can think about are the horrible ones we have to share a wall with. Our next door neighbours really are at opposite ends of the spectrum.

    What a great story about the cat. Our little dude is really empathic (empathetic? I never quite know which is right) and the only tigger I have ever met who allows me to cry on his shoulder. He accomplishes this by sitting on a small bookcase and pushing his beautiful, little face into my neck.

    OH swears by sports massage as well, LL, and goes all the way back to where we used to live to get one (seventy miles or so), there being nothing like that here. The extremely cool couple who do the massage let him stay the night for free and, last time, did not charge him for the massage, either. There are some truly lovely people in the world, just wish I did not feel the other type outnumber them 1000 to one. I will now give myself a talking to.

    Thanks for all your well wishes everyone. I'm sure I'll be fighting fit again before long. I have to .........I've got a busy retirement planned...:rotfl:

    Yes Anne having your children at home during this time makes life a bit more complicated because if it was just you then B&B or even somewhere like a Travelodge might have been an option for a few weeks/couple of months but as you say it's not that easy when there's three of you.

    Another short term option might be serviced apartments, you can at least cook yourself a simple meal, even if it meant getting a cheap mini oven.

    Btw when asking about short term leases, it helps to offer to pay up front......cash is king and all that.:cool:

    Re leaving your morals at the door......I know it's tempting and I'm sure you were half in jest but a word of advice. Don't.

    Quite apart from it being unfair to the other parties, bad behaviour in these situations has a habit of backfiring. Karma and all that.

    Just play fair, do the decent thing and all will be well.

    By all means play your cards close to your chest - there's no need to panic your purchaser. But definitely discuss a strategy with your ea. You are paying for their expertise and local knowledge, give them a chance to help you.

    I know of one ea firm who own a flat which they keep on standby for just this kind of scenario. Or they may have landlords on their books who specialise in Holiday lets, or maybe student properties which will be vacant soon for the summer.

    You've got a few weeks grace yet, no need to make panic decisions.
