Horrible day today . People at work are moaning about trains etc.
I wouldn't complain about late trans getting me into work.
Trouble getting home in the other hand ...;)
Humid ! Traffic abysmal again . I was gonna meet a couple of friends this evening but declined because of the above .

Another refusal ( yesterday ). Some of these people moan about location. How thick and conceited are these people .
Loved the space , but not the work .Personally I don't care about these arrogant idiots .
A couple of good viewings , means that there are so many shallow penny pinging idiots who don't know what they are missing .0 -

Bottom line being ( unfortunate it may be for me ),I will not take less than £400k.
If I was told otherwise by all those Estate agents , then I wouldn't have put my home on the market .
If chase Buchanan say otherwise , it will be one word answers and I will use Dexters later on in the year .

Ok iw the classic answer on all these threads is.....If you want to sell then reduce the price.
Of course the advice is true - lower tbepruceenougb andyou can sell anything.
However, I think sometimes that's too simplistic.
I would have said, that given be level of interest your price is not far off the mark. If it was overpriced you would not have had 20 viewings.
There must be something else.
Is your EA being too diplomatic with you. :rotfl:
Sometimes it can be Very painful for a vendor to admit - even to themselves - that their property has shortcomings. And a lot of EAs are frightened that if they spoke the truth they would lose a client.
(I once had to be extremely blunt to a client who was being very obtuse. It was a part-ex and in the end had to issue an ultimatum, either she dealt with the problems or we would not take her property as a part x against one of ours).
I'm not suggesting that yours is as problematical - hers was an absolute dog:rotfl: you needed a clothes peg to get through the door, the stench made me gag.
But clearly there must be something, 20 viewings and no offers should be raising a red flag. You need to push your EA for an honest appraisal of what the issues are. Don't be fobbed off, nail them down.
it might be something really trivial.
I once had a plot that I just could not shift........despite offering reductions and all sorts of extras. I just couldn't fathom what was wrong,until someone pointed out that the house had a green door. I got the developer to change it to white. I sold the house within days.
Apparently green doors are considered unlucky ........under the terms of the covenant the purchaser would have had to wait 2 years before making any external changes. So I found a loophole and exploited it.0 -

When I spoke to the e a ( one of them), I was told a sale is not far off, and that brexit is holding things up.
At the beginning ( carpet /garden )" your wasting your money , don't do anything ".
Going back to a sneaky IMHO rival estate agent , he did say that the whole place needs a refurb. He did say£385-400k.
Sneaky , because if he over achieves the fee goes up.
In the garden he said I would get £400k.
So, they all said the same .I asked all of them the very worse case scenario . £400k . So , I am angry . Maybe if I did lower the price it may get to £400k
A couple of weeks ago, chase did say reduce it possibly to £365etc

To be fair AC you don't even want to put some flowers in the garden to make it more attractive so you can hardly blame others for not wanting to do the work needed

No disrespect gally, but it is low maintenance . If I did put the bark chippings in there, it would be like the day it was redesigned .
The grass has been cut to the max.
It's the internal stuff IMHO ( glossing /proper paint job/ carpet )
Plus people expect brand new appliances.

I have a number of properties on my watch list and several of them have sold within the last week. As my old mum used to say "your EA is talking through the back of his neck". :rotfl:
Why Sneaky? If he gets you a higher than antcipated price his fee goes up?? Why not, as long as it's clearly stated in the terms of business then it's not sneaky.
When I worked for developers I too expected to be rewarded for my efforts, especially when I went freelance.
A girl doesn't work for peanuts........:rotfl:
If I met my targets and deadlines I was rewarded with bonuses. If I was given a dog to sell I would be given double commission if I was successful.
If an EA works extra hard to get you over your asking price then they deserve to be rewarded. (And handsomely - I was.:D).
I tip my hairdresser, my taxi driver, my builders and anyone else who does a good job or service for me. My EA and solicitor are no different. They get a present or a tip too as a reward for a job well done.
Going back to your EAs comments regarding presentation. His advice to "do nothing, don't waste your money" is clearly proving to be wrong.
20 viewings and no sniff of an offer is not good enough. I would have expected at least two offers with those numbers.
It seems you have two choices .......
1. Reduce the price or......
2. Address the presentation.
Sorry if that sounds harsh, but I think the viewing figures speak for themselves.
If you want to pm me the Rightmove link I am more than happy to cast my eye over your property and see if I can come up with a few simple, cheap and effective improvements.
Get through the next couple of viewings and see what happens but it might be time to shake things up a bit.0 -

I understand the basic black and white / long and short of what to do.
Times have changed since 2002, when money was chucked at everyone .3 viewings - my flat sold!
Strange times now , when people in managerial positions can't get on the ladder. Times are tougher now .
I'll wait till estate agent contacts me .ill probably get bark next week.
Carpet ? Depends on cost . Even then , it's only for stairs and living room . One of my bedrooms has computer desk( no bed ).
Was thinking of getting cheap bed/ mattress . Again ...cost !

Forgot to mention ( sneaky e a ): it seemed he would get me same amount of lower price , but charge me higher fee for him .i may be wrong , but the others ( at he time) seemed to promise more for less. I am getting lots of viewings . Maybe a lot of reasons . I have often seen property on sale a long time . Maybe because I'm extra angry/ anxious that I could be panicking .
I did want out of here by August . Earliest oct I'd say .
