Just saw a flat that has just come on the market. It's an office conversion imho. First floor . Share of freehold . Charges include water, so worth looking into. Sent the estate agents an email, and we'll take it from there.

OMG, AC, tenants in situ? Getting them out can be fun (not) from what I hear. Why LL's can't just get them out before completion is beyond me (just for the record, my sympathies are always with the tenants, never the LLs) but there are all these stages they have to go through, I believe, and be seen to have gone through, unless they are slum LLs to whom the law does not apply, going by the $%&**$ that owns the chav house. <Breathes>
I don't understand why "vacant possession" does not apply in these cases, though. Surely all you need to do is make clear you are looking to live there and are not a BTL LL? No doubt LL will be along to "put me right"... Unless you know, GG? Let's see if this works with GG: It never does for me with G_M. GG, GG, GG, please come and advise (am I saying it wrong?) :bdaycake::bdaycake::bdaycake:

Smodlet - yes dear, keep taking the tablets :rotfl:. You are using the right term.
We were going to buy a house for btl with tenants in situ - can't remember how it worked, think the LL had to give them two months notice then they were to take out a new tenancy on the day of completion with us. Onus was on the existing LL to make sure they would get out if they didn't want a new tenancy. Worked for us as it would have saved us a void period and finders fee for agent, plus we could see how well house was kept. In the end though they decided to move elsewhere. It only worked as their 6 months AST was up and they were on a rolling contract. If they are trying to sell with tenants in situ that suggests a new 6 month AST has just started possibly?

Re the tenancy GG summed it up nicely for you. Just make sure you go in with your eyes wide open.
Had a busy day......finished the Christmas shopping, just need to source a tree now. Luckily DS2 works in a garden centre, so I wait until they start reducing them and the use his staff discount as well. :rotfl:
