  • Triple choc chip - love your name :)
Thanks folks for the encouragement . Just got email no.2
'Decided against- like the garden and parking space, but location not quite right. Looking at strawberry hill, nearer my budget'

Waiting for 2 more responses .
    I suppose , I'm a little impatient . Need change ..now.

My home was built in 1967. 2 bedroom upstairs maissonnette with parking space, garden, and loft.

It needs new carpet badly . I put 2 ceiling fans ,and 2 pairs of ceiling speakers in the property . Solid build . Needs painting .
Other than that, who knows? Hopefully chase Buchanan , who told me it would sell;)

Thanks again for your kind thoughts

I nicked my name from one of my son's passwords lol.

Try to keep perspective, you could drop £15k in a second without much thought but at the same time you are working hard for a whole year to earn that much!

Did you watch Million pound drop? Davina kept reminding the contestants that each time they chucked a bundle onto another square at the last minute, they were risking £25k. It's a working class thing apparently, we moan about the price of a loaf of bread but treat big amounts like it's play money. :rotfl:

Ref. The carpets, if your property doesn't sell immediately and you believe spending £1k would make the difference, do it and make sure you get your money back in the price. Personally though, If I was the buyer I would rather choose my own and it is a shame/ waste to rip out new stuff so I would say leave it or maybe consider getting them cleaned instead?

I would imagine the ceilings are off putting for them .
But if a Tommy Walsh type bought the place, they would get so much enjoyment . Especially the lovely views ,)

Let's see how this current lot pan out but a bit of advice on the listing (which I'm pretty sure I've found ;)). Please take this as constructive criticism and don't fall out with me :rotfl:.

Overall I think the photos are disappointing.

The one of the living room is over-exposed. There is too much 'stuff' out. A large extension cable begs the question of whether there are enough sockets - there may well not be but you shouldn't draw attention to the fact. If the views are good, as it says in the description, then a photo would have been good.

Kitchen one ok, and good to show there is somewhere to sit and eat. However, the bin is overflowing :(. Typical of a single male!, but I'd have expected the estate agent to notice and close it (actually I'd have expected them to move it out of sight, but that's just me!) It looks like one of the cooker knobs is dirty but that may just be a shadow.

Great to have a private garden but some colour would have been nice, even in a few pots.

No picture of the main bedroom. Disappointing, especially as the advert mentions fitted wardrobes.

The second bedroom looks cluttered - and doesn't have a bed in it. It's a good size but that isn't really apparent.

No picture of the bathroom - is it avocado and/or covered in mould?

It's priced 15k more than this one:
    http://www.chasebuchanan.london/property-details/4071280/middlesex/hampton/broad-lane-2#.V0RJ1JF9600
but there is nothing in the ad to suggest why.

Maybe keep this in mind if no success in the next week or so - time for a declutter, a few pots and ask for some more pictures?

Thanks for your insight gally ;)
Can't really disagree TBH . I did ask them about everything , but they took pictures anyway.
Not too keen on the bin picture myself .
I may dismantle computer setup in spare room, if that helps .
I may also ask for better pictures , maybe next week .

The garden ? It's got a border , which should have wood chippings .
They told me not to bother with them, as I would be wasting money
' they just need to see the space '.
Being a male ,always working , I wanted low / no maintenance , hence lack of flowers etc.

The other property you showed, is in not a nice location like mine .
Also , I prefer my building to that - more. Privacy ;)

Could never fall out with you , or anyone here :)
You've all been really helpful and supportive .

I took tomorrow / Thursday off for a break . Didn't expect a 9.30 visit tomorrow , so I'll be up early . Tidying up is an option;)
My friend in parkstone ( and his wife ) liked the pictures, and thought people would be fighting over it .
I never count my chickens . Bathroom ? Small , white tiles.

Congratulations , bally on finding it ;)

    Thanks gally ;)
My flat is right by a high performing school for girls
3 bus stops from twickenham green etc. ;)
Just been up to the loft , and found a few large plastic containers on wheels .
I will drag them down, and stick them neatly somewhere if possible ,
over the weekend . If it makes the place more tidy .
Chase Buchanan seem to emphasise on space , rather than presentation. Although the outside pics look good IMHO

Hopefully , they know the score and hopefully I'm a bit too paranoid about it at the moment

Found it also, not too many at the price not already under offer!

If you weren't getting lots of viewings I'd go with gallygals suggestions foe better photos/presentation.

But it's early days, CB are clearly shifting properties with several under offer and SSTC, and I think they know your specific location will sell itself. Anyone looking in the area would look at ALL the maisonettes around the price, and there's nothing off-putting enough for them to exclude yours. Many people would want to decorate to their own taste, so no need for you to do more. Don't think about price reductions or lower offers just yet!

Glad I wouldn't ever want to live in/near London. £100k from my house here wouldn't get me very much! Correction, anything! Your maisonette here would fetch about £60k! So, the world's your oyster. You can enjoy Poole, live debt-free and find a bit of work. Your thread is sounding really positive now! I think you'll thrive there, and are making a good move.

You still have further options, you could move somewhere even cheaper and not have to work again - ever! Not particularly recommended, but it's nice to have options and be making a positive decision for Poole.
