    My next door neighbour has a set. Although I gave them to her late husband, and at best , she is odd. So I won't mention them .
    I'll get the set off of my brother nearer the time I actually move out.

    Now, just received an email from your move . The guy tells me he has been waiting over a week to find out what inm doing.
    He tells me he called to the door- lie! He tells me he phoned and left voicemails - lie again!
    Instead of asking him what he was smoking, I just told him the truth that I have had no contact from him at all, and that the property is for sale from another estate agent. I await his reply .

    If you did not sign a contract with YM, they have nothing, but you knew that. The sharp practices some EAs sink to... we had a similar thing with sequence, I think they are called. Seems to be a franchise as all different EA names but all have the same dots in their logo. William H Brown are a member, no probs with them but some of the others...

    If you get any sshh from them, tell 'em it's all going on MSE, AC but I doubt you will if you have already put them in their place.

    IMO, all EAs are going down where the lawyers, double-glazing salescreeps, loansharks are going. Feel free to add to the list.

    As I said my dad insisted on using them - useless.

    You've not signed anything, how could you, they never bothered to show up, you're safe.

    I'm taking a few days off here and there this year ( holiday wise in the office )
    Last Friday , I had 21 days left. If you remove my 2 in December that makes 23. I've booked next mon and Tuesday off, because I want to.
    I now have to book half day off next weds, to get my epc certificate sorted out . I'm confusing one or two of the people in work with my odd days off.

    Just hoping to be sorted by August .

    Good for you, AC. Who cares if they're confused? Remember same thing when I was looking all over for a house... I just loved confusing them.

    Have you arranged EPC privately? My agents wanted to charge me £120 for it but I found a company that would do for £50!!

    Tomorrow, I'm meeting my friend at parkstone, not branksome as previously thought . Cannot wait .
    My god , solicitors fees have gone up so much .
    I'll probably stay with the devil I know .

    I could go for a local one , but being twickenham , that too would b expensive

    It is, of course, entirely up to you, AC but I have just called two I have used personally around here (Midlands) and both say, conveyancing is conveyancing, you don't need to use a solicitor local to the property.

    Both do this for clients all over the country and fees vary so widely it surely could not hurt to shop around a bit? I really hope you do not mind, I asked for a ball park figure for selling a 2 bed maisonette in London worth approx £400k - one says, if it is freehold, £666... yep, the number of the beast. If leasehold, their fee would be £846 PLUS all the leasehold stuff, management company stuff etc. which could be several hundred pounds but the max would be in the region of £1500.00 and would probably be lower. The other says £990 for freehold (see the diff already) and does not know about leasehold without more info. HTH

    The starting fees , inc . Vat are about £1300
    Then you have £36 telegraphic transfer
    £25 for phone calls, photocopy , email etc.£25 each one
    If I get the asking price , I shouldn't worry too much .
