    Morning all.


    Well after a lovely dry and sunny day out in York yesterday, back at home in Co. Durham it is cool now and we have had some light rain with heavier rain promised for the afternoon.


    Feeling a bit sorry for all those completing sales today, cos it isn't nice out there in many areas.


    AC, as said above, when the time comes try and arrange completion for mid week, can't guarantee the weather but at least you have the buffer of a couple more banking days in the unlikely event of any slight delay on that side.

    Will probably catchup on sleep tonight .
    One of my friends( who is a bit of a windup merchant ;) thinks I should be doing more . But , what can I do , if I don't have anymore information?

    Have no cash to buy boxes / bubble wrap etc just yet. I can't look for rented accommodation just yet, as I don't have a date to move into.
    My hands are tied at present . ( no , I'm not stressed or anything yet. Just mentioning ) .
    When I get paid 28thof this month, I'll get packing materials and start packing . I know the safe option for renting , will be to look at a 2 bedroom in lower parkstone , north road end .
    Am I missing anything . I think it will go from quiet - frantic once I have an idea when completion date is .
    Then : contact estate agent/ give notice to job/ contact removal co/ contact bank / and it all happens ..:)
  • If you have a supermarket near you, the banana boxes are very sturdy, and if you ask they will save them for you.
    They do have holes in but you can put a piece of newspaper across the bottom and they are excellent for books, cds plates etc
    Pick up metro and standard each day and you will have started and also saved some money

    AC As a long time lurker who doesn't post much I am becoming frustrated.


    We are trying to help you by making your money go as far as possible and not spend on things that are not vital.


    So how long do you think you will be renting, 12 months max?


    If that is the case why are 2 bedrooms necessary?


    What is the average rental difference between the 1 and 2 bedroom flats?


    Multiply that by 12 and how much more would you be spending on the second bedroom?


    What exactly will you be taking with you that will still be in boxes after 12 months?


    Be brutal and get rid of items that are honestly not worth the effort of packing and moving.


    Sorry for being brutal but you really need to think this through seriously.
    If you go down to the woods today you better not go alone.
  • I had a viewing yesterday afternoon and much to my amusement the feedback was too many stairs! Well, it is a 3 storey house and the floorplan also shows 3 floors - not sure what viewer was expecting? A lift perhaps - some people are dumb-ar*es

    Good advice from you both. I understand what you're saying about the 1 bedroom grumple. I will look into it as I go along . In the worst case scenario , I expect to lose about £6,000 +. charges etc.
    This is for 6 months . If the 2 bedroom I see looks less hassle and more pleasant than a 1 bedroom I will go for that purely for comfort.
    Trying to avoid nasty surprises of unruly tenants in same block as me etc.
    May sound mad money wise , but tranquility is important when I move fro my present surroundings .:)
    Sounds like I'm organised then , apart from that ?:)

    Hi again AC.

    On the one/two bedroom question front:

    I have been blitzing my cupboard/small bedroom, and finally admitted that I'd be stuck without it. The house was built in 1930, long before the days when a kitchen was designed for more than one person just cooking, so no utility room or even room for an ironing board. And we have no garage, etc etc. So my little room is home to the ironing board, sewing desk, household accounts, winter coats and the like.

    If you are looking at modern flats the kitchens seem to be at least twice the size of mine. Would the stuff you picture in the second bedroom drive you nuts distributed round the other rooms?

    Presumably you don't picture an immaculate empty guest room?

    I do have a much-loved pantry.

    TBH , once moved in, 90% of my stuff will be in containers.
    I won't be putting any pictures up or anything( unless there are screws/ hooks in the walls already ).
    I will take pics of place as soon as I move in, and when I move out , with the intention of keeping the place exactly the same .
    You often hear stories of landlords trying it on , and tenants causing damage etc.
    Anyway , apart from the bedroom issues , I seems I'm on track with everything ? Good :)

    Nice and fresh here after the storm.

    AC. I looked at rentals. The difference between one bed and two beds is roughly £200 per month. That's £2k over a year......quite a saving.

    Then add the savings on council tax, maintenace charges and utilities...it could come to as much as a total of £3k. - not to be sniffed at.

    I could furnish a whole house for that. :rotfl:

    Please do as has been suggested and have a serious declutter - will you actuLly need those two large sofas whilst you are renting. One will be enough.

    The savings you make renting a one bed will buy you nice new sofas and a lot more besides when you come to buy your next property.

    Same with packing materials. Don't waste money.

    Ask in all your local shops for boxes. They will be glad to get rid of them.

    You don't need bubble wrap. Newspapers and ordinary shredded paper is free and does the job just as well. You can also wrap stuff in towels, sheets, curtains, even some of your clothes.

    Just make sue that everything is clearly labelled so you know exactly what is in each box. A black marker pen. Label both the sides and top the box.

    You don't need to spend money, you need to get creative.

    There's lots you can be doing now.........

    1. You can monitor and earmark some rentals on RM.
    2. You can get moving quotes.
    3. You can gather up said packing materials.
    4. You can start getting rid of things.

    Tip......your wardrobe might be the easiest place to start, less likelihood of sentimental attachments.

    You have been living in your flat for a couple of decades. During that time you will have doubtless accumulated "stuff" without even noticing it, especially as you have a loft.

    If I were a betting woman I would lay good odds that you could easily get rid of 50 percent of your stuff without even noticing it.

    Decluttering is time consuming start this weekend. Pack as you go.

    Get organised NOW.

    It will save you a lot of stress later.

    There is absolutely no need to "do frantic". It's just like a military campaign. Buy youself a cheap notebook and start making to do lists and reminders.

    The more forward planning you do and the more preparations you make now the easier it will be. The more you procrastinate the harder it will be.

    Don't run around like a headless chicken at the last minute.

    None of the suggestions you have been given costs a penny. You don't need to wait until pay day.

    Get off your derrière and get cracking.!!! ;)
