AC. I would suggest that the figure quoted is in fact a quarter of the full cost.
I paid £3k about 8 years ago for replacement soffits, guttering and fascia boards on a 4 bed detached house. Your building is quite a bit larger and will therefore cost more. A total figure of £6k to £8k doesn't sound too bad.
My head is fine.......I Don't drink much.
Went to see Bridget Jones 3 (great fun, much better than BJ2) and then went for a "cheeky Nando's" where we shared a carafe of the red stuff.....so only had two glasses.
Today I'm off to do some shopping and then visit a friend. I will be driving so strictly no alcohol.
By the way.......I have started the 5:2 eating plan because I want to tackle my blood sugar levels.......not in danger yet but levels have crept up a bit. Having seen what diabetes did to my mum I'm determined to go there.
So alcohol is now severely restricted!!!!! Just an occasional glass or three from now on.
Ps. A rough breakdown of costs,
Scaffolding anything between £1k to £2k. (Recently paid £3k for three story rambling L shaped Georgian house, with a further lift and cage for chimney stacks - took 8 men 2 days to erect and one day to dismantle)
Labour costs in London - typically £150 to £200 per day. Probably will need at least 3 men to do the actual work on the building
It took 3 men two full working days to do ours, your is bigger so probably longer.
You can see how quickly you reach that £8k.
I recently read about a restoration work to a local stately home....not a huge building - we aren't talking Chatsworth. Scaffolding bill alone will be £100k
Pps. I have been trying to remember where it was.......i think it was a cathedral not a house.0 -
And I have - so funny.

So, today is Sunday . What have I done this weekend ? Nothing .
Felt rough yesterday morning , and this morning.
I did tidy kitchen / bathroom.
Looked at property to rent in parkstone . Not too much about , but what there is looks ok .
Will email property mgt company , responding to their letter .
I will tell them that my home is up for sale, and my solicitor is dealing with it . I will ask them if the job is to be split 4 ways with my other neighbours.
Will browse the removal companies for a rough cost etc
I'll probably have a day off work at some stage , and use that to do a major declutter . With my condition, sometimes you can't plan things as tiredness creeps in . Having said that , once I do something I make sure I finish it
Just been talking to a nice old lady at the bus stop . She's 91.
Got friends/ family in Dorset . She has been living in Twickenham all her life, and told me I'm doing the right thing .
Could've chatted to her longer , but the bus was over full.
Regarding 1 bedroom to live ( eventually) . I'm not ruling it out .
Im wondering if I could get a 1 bed hse . My brother lives in a one bed, near shops and pubs . In his building he has the gd fr. The middle flat is let out ( I nearly bought that )and the top is let out permanently .
That setup is complete hassle IMHO . Although my brother lives his life in conspiracy theories , he has his mail delivered to my address .
The gas meter is in the street .
If I could get something a quieter and more stable place than that , then I'm up for that . I've been looking at some of the things I could buy ( if i get a doer upper). I was thinking , if for example , I saw a place that needs doing up before my 6 months is up, maybe I could buy it , have it done up while in rental and then move in when finished .
I guess I'm just rambling now ,so I'll leave my overactive mind rest for now:)0 -
Afternoon all. I see that lovely Cavendish Road ground floor flat I found at just under £190k has gone under offer already.
AC, do you mean something like this one:
http://www.rightmove.co.uk/property-for-sale/property-55783382.html
Bit expensive for a 1 bed in my book, but admittedly generous sized.0 -
Not surprised the Cavendish Road flat has gone......that was a corker.
The bungalow looks fab, decent sized rooms, great layout, easy to manage gardens. Future proof for if you get less agile.
And of course the real plus, no noisy upstairs or downstairs neighbours. And the really big one.,...no maintenance fees. You just take of Business yourself.
Thumbs up from me.0 -

Thanks harz. Not that one . Wrong side of parkstone for me, but it looks great . If I could get the same thing , on the other side of parkstone I would go for it .
There are 2 flats ( 2 bed/ bathroom ) in chapel point which look good .£230k tho . As a cash buyer I would bid £202k and see what gives.
The bloomin service charges though ( about £125 a month) .
The ground floor has a nice private patio .
And there's one in Coates avenue that looks good also .
There is an odd shaped ' penthouse' in Danecourt road , but not sure of the Windows . Massive tho
I'll lookup houses instead of flats , and see if there's anything about :)00 -
Nice, pretty bungalow, harz, but it's a guide price...0

Just sent email to property mgt co, responding to their letter.
I asked if they sent the other3 leaseholders a letter, and if we share the cost as its under the roof area of all properties. I explained the situation about the buyer, who got survey done on property.
I also forwarded the email, to my solicitor . I did say , I assume this to be standard procedure ( solicitor ).
Hoping that it's nothing to worry about , and that my solicitor will guide me through.
Harz- if I liked that bungalow, and made a bid as cash buyer I would've bid £200,000. I guess I have to think that way to get the place required0 -
Smodlet spanked (that's twice today, now) I thought guide prices were always at least £10k under reserve prices. One lives and learns.0
