    I thought it odd, that my managing agents sent me a letter direct.
    I do wonder if my neighbour has it in for me still, and contacted them .
    I expected the issue to arise when my solicitor contacts me regarding report on the survey.
    Not sure if I did the right thing contacting estate agent , but having said that , I think we all want this sale to happen .
    Also, there are 4 maisonettes ( mine, the neighbour below and two on the other side ).
    I have a copy of the lease . All the complicated jargon , I'm not sure if I should pay for all of the job, or that we each pay a quarter .

  • Just before bedtime , I do wonder about this letter:
    'Dear mr. Casualty, it has been brought to our attention that maintenance is required..'
    I thought that the surveyors report , listed any issues.
    Maybe the neighbour is trying to put a spanner in the works?!?

    Tbh. I found your last two posts utterly confusing but as I had been out for the evening and being "in drink" as it were put it down to "tiredness" :rotfl:

    I still can't quite understand your problem......

    1. You had a letter from the managing agent re some maintenance work. Isn't that normal. Don't they normally correspond directly with you.

    2. Why is the neighbour under suspicion.

    3. Check your contract but if there are 4 maisonettes then you should all be responsible for one quarter.

    It is likely that the survey results have been made known to the management company and that this has prompted them to instigate long overdue repairs and maintenance..

    On the other hand it could be serendipity but I doubt it.

    In my experience most management companies seem to be reactive rather than proactive. They tend to only initiate repairs when forced into it and can be rather lax about routine maintenance or taking preventative measures.

    This is why I won't buy a flat. I prefer to remain in full control of a property maintenance programme and not wait for others.

    But then I'm a control freak......:rotfl:

    On a more serious note....I firmly believe in the old saying "a stitch in time, saves nine". And that property requires constant monitoring and regular maintenace.

    On the whole I find management companies don't share my viewpoint.. They would rather do nothing, take the money and hope for the best.

    Apartment blocks look wonderful when they are new and bright and shiny but soon become shabby and fall into disrepair very quickly.

    That is why I will not touch a leasehold property.

    Amazing really , the amount of time I'm normally out on Fridays half sozzled. Less frequent these days , until I get my life back :)

    I think you've reassured me again on many levels .
    What I expected , was me to be told results of survey via solicitor . Could be wrong there. Then it gets discussed and things get ironed out so to speak . When I filled in the forms,I declared neighbours overgrown garden.
    But , that everything is ok now etc. Me being paranoid , I thought that she got wind of that decleration and had the needle so to speak .

    Apart from painting the porch, and putting new fences in the garden , no outside work has been done . My fault , but as you say , the Mgt co. Very rarely get involved.
    Sounds like I've woken them up .

    Regarding the cost being shared: is it worth biting the bullet , and just pay for it to get done ? Or will it be best for me to donate a quarter of cost ?
    Maybe my solicitor may advise .

    AC. I would be inclined to ask one of the other neighbours in your block (assuming you have more than just the troublesome one) if they got the same letter, and maybe sound out their views.
  • I am not sure why you would be responsible for all of the guttering AC. What does management company say? Presumably it should either come out of management maintenance budget or if not enough in there it should be shared amongst all tenants of building. That is something your solicitor may need to make your purchasers aware and you could agree if you felt you did not want to jeopardise your sale to pay your share for your flat only - not your neighbours. Is there 4 flats in the building?

    Yeah , 4 flats in the building . May work out cheaper, if solicitor advises me. When I asked my ' neighbour' to tidy up the gardens a couple of years ago, ' do something about the eaves !' Was her response .
    I remember , putting a very polite note in her door a few days later explaining that the bill gets split 4 ways. She never responded to that .

    My friend had a similar problem , many years ago and said that as it's the roof covering all the flats , everyone pays a quarter.

    That's pretty standard I would have thought AC.


    Also I would have thought it is for the Property Management Co. to sort out what needs doing, and arrange payment from all the affected leaseholders if no funds are held to cover these eventualities. I don't see how an individual owner can be responsible for repairs to all the external fabric such as gutters/soffits.


    However, I don't have any experience in leased flats, so that's just an opinion.
