    If there are any building problems, don't forget they come with a long 10 year house builders guarantee, so that should not put you off.

    Thanks folks. The foot : not too bad , smodlet . Bruisey feel when I move it .I n that case , I shouldn't move it :) it is improving . I'm doing as you said ., and that is why it is feeling better :)

    LL, I did show my friend a new build and he told my to avoid incase there are building problems.

    I wouldn't want to be right in the middle of Poole as it could be rough.

    At least new builds have a 10 year warranty. :D.

    Please don't rule out the ones I mentioned without even looking them up. There are several different developers and a number of locations. I can't advise which areas are best for you obviously but I think Its worth giving them the once over.

    If there's one thing in housing it's that you have to always keep an open mind and be flexible in your thinking. My most successful purchases have been on properties that on paper did not look to be ideal but when I saw them in the flesh they were spot on. That's the problem with RM and also with relying on friends. You don't get the full picture.

    You can give friends a brief of what to look for but it will not take into account the ones that don't fit all the parameters and yet which might well be perfect for you. You could miss out on a gem by being over reliant on friends.

    You have to view as many properties as you can, not just one or two, again this is why I suggest renting for a while. Don't just jump in blind, you need to put in the leg work.

    I viewed a bungalow last week. I'm viewing another three properties on Friday. It doesn't help that I'm not sure exactly what I want but I do know what I won't want - Iyswim. I will however know it when I see it.;)

    Buying a property is like finding your prince (in your case princess).

    That purbeck heights is near main road for m2 . And yellow bus to Bournemouth & branksome . I will call my friend this evening about that one. Looks like next week will be time to view. I will list a few properties I've seen and call the respective estate agents and see.

    TBH , I'm a bit fearful of renting as there won't be much funds left over after sale . Gotta be very careful. I just don't know

    Hey, all,

    AC, you want to be near a motorway? How tastes differ. You cannot be certain unless you go and look, as LL says. You cannot "feel" a property without being there in person, ideally for some time, really ideally several times at different times of day... I know more than most just how impractical that is if you are moving to a different town.

    You will find the right place if you just keep on looking and, while I bow to LL's infinitely superior knowledge, I imagine you will be in a better position than most to make cheeky offers, once you have sold.

    Proper one bed flats (not studios) seem to start at £600. 6 months £3600. Call it £5k to cover costs. One bed is plenty for renting (especially if you ditch the junk).:D

    If you have sold (and I mean proper, money in the bank sold) then you will easily recoup that £5k, probably more In the form of a good discount.

    Smodlet is right a proper unecumberd buyer holds all the cards.

    From a vendors point of view you are that golden "bird in the hand"

    You will be "the piper who calls the tune".

    Buying at £200k ish then even a 5 percent reduction is £10k.

    If you are SSTC (sold subject to contact) then sorry but you have not sold.

    I'm pretty sure you have been asked this, and it's none of my business, but are you set on two bedrooms?

    It looks as if you could easily recoup the money you 'lost' by reducing your price if you bought a one bedroom flat.

    Of course that would mean your brother couldn't turn up for a month......
