AC, that's understandable, however there is nothing to stop you asking for quotes locally, and again from your previous solicitor. Especially as your at home and have the time to do so.

    That will cost you nothing.

You'll then be in a position to go ahead and instruct when the written offer comes in, even at that point you can instruct your solicitor not to do any work until the buyers survey has been done, by which time they will have invested funds on survey/mortgage application which should be enough to convince you of their intent.

    Thanks again harz.
What I will do, is phone the solicitor I have . Apologise for not getting back to him sooner . Just confirm that I have a bidder, and as you say ask him not to do any work until the buyers survey has been done .
( I imagine there may be a small fee anyway , but of course what you say makes a lot of sense )

Just to chip in on the weight front. Obviously crisps aren't the ideal diet, but steroid-related weight gain is pretty well impossible to shift.

And you can't just stop taking them cos that's seriously dangerous. And if you get a flare you have to increase the dose. They are no fun at all.

And in hospital you risk being treated by people who know **** all about them. Been there, done that, but refused to buy a T shirt size XL.

Incidentally, I am not the ungracious old trout I appear to be - my Thanks button has gone for a walk.

    Thanks Wendy :)
    Bizarre thing is , I'm actually only on 1steroid ( prednisolone ).
Up until this time last year, I thought I was on a few different ones.
    I'm basically on 2 prednisolone , 3 azithioprine, 4 pyrostigamine and a couple of other tablets .
When I was first admitted to Hosp I was on about 15 prednisolone plus loads of other stuff to start off with. Obviously confused and drained .

The blood tablets were a split decision between the two specialists in st Thomas Hosp . I could have had completely different treatment.

So far, a big improvement from last year .
The weight reduction will help massively :)

Yes steroids don't help matters but hopefully now that you are on reduced dosage the weight may start to come off more easily.

My husband never gained weight with steroids, far from it. A friend of mine ballooned by aBout 5 stones. Once he started to get better he started walking - 5 miles 4 times a week (building up gradually of course). Combined with healthy eating and coming off steroids the weight came off quite quickly.

Well done on dropping the crap from your diet. It's not easy because all those sugary carbs and fizzy drinks can be quite addictive. After a couple of weeks of healthy eating you will feel a lot better. It will be worth it.

Today.......hit the phones, chase up the EA and ring your solicitor. Get the ball rolling. ;)

A little tip....at every conversation with them you should ask "is there anything I can be doing to help things along".

Received mail . Nothing from chase Buchanan . However , an email or phone call could materialise .
Because the potential buyers took a few weeks before bidding , I will do nothing yet.
I think it's down to chase Buchanan to push things .

My friend found a Propery only a few mins away from where he lives.
No garden . Needs a pain job. Probably new bathroom / kitchen also.
Looks like it's being sold by a pimp . ( purple walls etc). But it's less than £200,000
    :)

I think one of the experts has already mentioned this, but when we sold to FTBs we had to really keep on the case, as although they were honest and did want the sale to go ahead, they were completely clueless.

We chased everything and everyone. Tiring but worth it.

    Thanks again Wendy .
The feeling I now have , is to call them tomorrow .
I must admit , I'm surprised about the lack of communication from chase Buchanan . As I say, I may receive some sort of communication before the day is out .
I'm relaxed, and surprisingly not in the mood now .
I have however , bombarded my friend with about half a dozen places for me to consider .
Poor him :) oops ..10 properties . He will be cross .
So , in a way I have been doing something :)

Yep, agree with wendym, AC. Never assume anything... especially not that others will do what they are supposed to do; if you want something doing, do it yourself. This goes double for the clueless but applies equally to solicitors and EAs (sorry, LL, but you are, imho, the exception rather than the rule)

You should have heard me on our last exchange day, AC. It felt like being back working in telecoms except I was the customer so the gloves were off. I had both solicitors, selling and buying ones, calling me to say the other was not doing what they were supposed to be doing. I was constantly on the phone relaying what each had said about the other (why they could not just talk to each other, I do not know) and forcing them to communicate. I swear, without my input we would not have exchanged on that date and the whole sale would have fallen through, as we had already delayed our buyers several times due to our purchase falling through at the last minute.

I do not think this is typical. This was the only time I have ever encountered such incompetence during a house purchase and, if you already know your solicitor, it is highly unlikely it will happen to you. The point is, don't rely on anyone to do anything; do it yourself if you want to know it is done and done properly. Rant over.

I'm sorry AC but you cannot afford to take your foot off the accelerator because it sounds like CB are a bit lackadaisical.

    Start pushing CB.

Wendym is right, FTBS need a lot of handholding. Apparently they were my speciality, at least according to one of my bosses. FTBs and then when I got more experienced and knew more about the actual build process, they also made me nursemaid first time site agents:rotfl:

Blinkin hot here - a long way inland so no nice cooling sea breezes.

    Just caught your post Smodlet.

AC. She is right. Trust no one. Double check what everyone is doing and then check again. You have to keep pushing.

I cannot tell you how many times I have had to intervene at the last minute, getting in my car and hand delivering important documents at the 11th hour because of a solicitor "oversight"., spending hours and hours On the phone chasing everyone up.

It's called "progressing the sale" and CB don't seem to have got a handle on it. It's been two days, get on that phone.
