Wow! Where would I be without you all ?:)
Sent my colleague a text. Told him I won't be in tomorrow .
I will,obviously call boss, a little after 9 am tomorrow .
I won't go to the doctor tomorrow, as TBH I think rest is what is needed on the foot. I put ice on it. It's a little swollen , not a lot.
May take Tuesday off as well. Depends .
It was really painful. Just painful now. Although when I move it round, it feels strained. It is only on the right side of my right foot.
1 st sick day this year. Yes I get paid for that. One good thing about office work.
If I moved up north , it would only be with my Geordie pal in South Shields .i think tho' it will probably still be Poole .
Just concerned about solicitor fees if people pull out .
Does he wait till sale, or would he demand payment immediately ?
Regarding my dmp: want to make settlement offer.
Would they want all of it, if they found out I've moved for example?
( Payplan)

I am sure it will be the companies and not Payplan who decide if the offers are accepted.
If some do, you could pay them off and then just keep making the same payments to the others. It could be that you self-manage but now that it has been running a few years it should be a smooth transition.Aiming to make £7,500 online in 20220 -
Your solicitor will have to charge you for any work done on a sale even if the sale is then aborted for whatever reason. Although if you decided to remarket the property then they might let you hold off payment until your next sale reaches a successful conclusion.
At any rate the selling fee is generally a lot less than the fees incurred on a purchase. There's a lot less work to do, so any abortive costs won't be too prohibitive.
If you have concerns it's best to tell your solicitor in advance because they might be able "slow things down a little" until the sale looks "firmer" (but obviously without risking upsetting your buyers by unnecessary delays).
However, there is a set sequence of events which have to take place. At the very least your solicitor will have to prepare a draft contract for your buyer so that they can then apply for their mortgage, instruct a surveyor etc.
With regard to that survey and those fascia boards. Don't offer any further reductions just yet until the results of the survey are known. The survey might just flag them up as "Orange" rather than "red".
If there's a red flag and the lender issues a retention to the mortgage then you may have to be a bit flexible. It is quite common for the two parties to meet halfway over costs in such cases.
However, this is all supposition at this stage so try not to worry too much. Just cross that bridge when you come to it.
Re your DMP and any offers. You need to take advice on this one, I don't really know how they work. I would imagine though it might be a good idea to try and play your cards close to your chest and not reveal too much about your "windfall". I honestly don't know if they will ask for proof of funds ie how you obtained the money.
It's not my area of expertise. :rotfl:0 -
AC...... You do make me smile sometimes with your constant worrying and overthinking, your endless "ifs"' "Buts" and "wherefores"....focussing on issues which may or may not even transpire.
You need to learn from these guys........
PHillip II of Macedonia decided he needed more territory so he turned his attention to Sparta and decided to invade. On the eve of battle he sent the following note.
"You are advised to submit without further delay, for if I bring my army into your land I will destroy your farms, slay your people and raze your city"
THe Spartans sent the following reply......

AC... the main thing is you need to start the ball rolling and sort your solicitor tomorrow whether you decide to use the previous one or another more local to your present home.
Your EA will likely be asking for this info so that he can send out a memorandum to all parties involved with the details.
Please don't delay this important first step.0 -

Waiting for letter to come through the post.
Hasn't arrived yet.
I did speak to my solicitor, back in May for a quote.
I got that via email. I assume, when I get contact from my estate agent, I could phone and email him a sap once I get paperwork from estate agents .
I expect a phone call today from estate agents anyway

On other news: sent txt to my colleague advising him I won't be in.
I phoned my boss atv9.20 this morning. Not in.
I phoned my 'office' after that . No answer .
So get a call from another lady in personnel( not too bad).
She never knew I was off.My colleague alleges he never received txt.
The place is run too thin on the ground
Looking at properties on Internet . 99 % are flats . I expected that .
Some are freehold . I have seen some for over £1,000 p.a service charges / ground rent . Probablly around £100 p month.
I pay about one third of that , at the moment .
If I get offer letter through and solicitor on board his week( which I will), I may go back down to Poole and have another look on Saturday .0 -
I dunno, I take a few days off and everything changes!
AC, I am so pleased for you. As the system in Scotland is very different, I can't give advice or information on the English system. But I do feel that you went with the right buyers, and I hope it all goes smoothly.
I would agree with LL about renting - you can afford it, it would help you to keep the sale on target, and give you time to relax and decide what you really want, without any pressure.
You have had months to think about where to move to, and seemed really set on Poole, and I suspect that this new consideration of other areas is a combination of panic and the fact that you probably now are free to go anywhere!
And while everyone is offering advice about where to move to - we noticed two cottages for sale last week that got our attention. Both 3 bedroom, detached or semis, look in reasonable condition - £90k. The catch, if you want to see it that way, is that they are on Raasay, a small island off Skye (so an island off an island off an island :LOL) But based on LL's calculations, which look very realistic, you could buy one of those and not need a job. Ever.
Definitely worth exploring the possibility of redundancy, but if that doesn't work, you can get through your difficult moments by thinking about resigning :-) (By some odd conicidence, the official offer on my flat came the day I was assaulted at work, which just confirmed that I was doing the right thing)
Also, take a few days off if you haven't had any sick leave this year and are getting paid for it. Another thing to consider is holiday entitlement. If you have holiday entitlement that you don't use, you will get paid for it - although for that reason some places make you use it up during your notice period. ANd if you do change to a lower paid part time job, there would be a wee bit of tax to get back too, when it is all recalculated.
If it helps, make a list to prioritise everything that you need to do re solicitors, work, debts, etc. We can help you to prioritise if you need us to. Once you can rationalise what really needs to be done, and what can be left, you should feel a bit better about it.
Mostly for now I just hope that you re feeling okay, looking after yourself, and starting to see it all more positively.0 -
Hi,
Sometimes you can take out an insurance product with your solicitor that covers your costs if your sale doesn't complete. Worth asking your solicitor.
We took this product when buying but I didn't look into the small print at all e.g. I assume it wouldn't pay if it's you that pulled out.
