    i havent read the entire thread as its 12 pages - i got to about 6 pages. just a point about the cooker if not pointed out is that unless its a double built in electrical oven or a stand alone one, there is no need for the 32A fuse as they run off a 13A fused plug. This means that it may have freed up the fuse in the fusebox from the cooker to be used for the shower instead but if they have joined the wires instead of running a fresh cable all in one long run to the shower from the fuse box you are lucky it hasnt gone up in smoke. I personally would move out get the house totally rewired increase the number of sockets in every room get it all replastered and start again, whilst its all up in arms do the central heating at the same time, removing lead pipes if any are remaining also. You can increase insulation in the walls and benefit at the end of it all. Legally its a lot of hearsay and all they have to say to kill your claim off is they had a built in oven prior to 2006 and the shower installed at the same time by an electrician they got out of the paper who they have no idea if still alive

    no proof - its harsh but you probably havent a leg to stand on

    Good luck by the way, I really feel for you.... to some extent I think you have been badly advised or at least not properly advised. Another reason why best to get an Independent Mortgage Advisor rather than the one at the Estate Agents who again have a vested interest in getting the sale through for their own commission as well as their mate the Estate Agent.

    Thanks for this - some more research has uncovered that you can actually request previous surveys from the estate agents if they are aware of them

    Did I read that right, the previous owners moved out months ago to live elsewhere ? Question is why ? Where their mortgage company aware of this ? paying their mortgage still ? their insurers ? Where did they live in the meantime ? All in all sounds rather fishy to me ...every little bit of information you have will hopefully make all the difference in proving their liability.

    When you applied for your mortgage, did the broker or whoever not say how much the valuation report would cost and ask if you wanted to upgrade it to a homebuyer?

    Found property in march completed in June.. neighbor said they moved out in april ( neighbour also said they had loads of disputes and were quite frankly glad to see the back of them - soooooo they could just be not telling the whole truth - but you never know)

    nobody made us aware they was moving out - and sure enough on the questionnaire it said "seeking accommodation"

    Something i just read on the electrical report caught my eye... let me find it

    The mortgage advisor offered us the report. in the first instance - i think he is an employee of countrywide though as the majority of stuff he tried to sell us was countrywide labelled.

    this was the guy who offered us a variety of insurances totaling like £130.00

    Home insurance i remember was like £30!

    I suspect when you applied for your mortgage a survey question came up. There would have been a choice of them.

    In a world of reading reviews before we book hotels and doing daft things like trying shoes on before we buy them, surely an expert opinion of the biggest purchase you've made would have featured?

    Clearly you bought a house from some dim spark who thought he could do electrics. However what you are highlighting in your posts are counter arguments your seller could use against you and if he cares to read the posts then he'll have his ammunition ready before you tread the path of suing a poor man.

    You may win but I'm not sure a solicitor will jump at the chance on a. No win no fee basis knowing there is little prospect of getting paid.

    Personally, I'd chalk it up as your own naivety and put your energy into getting your home straight and start enjoying the property

    Didnt play dumb, genuinly believed it was sorted, hence im using time to complain - i am just not happy with the botched jobs they hid and lied about by not declaring them thus could have killed us....
