  • Does the subject approve mean a subjective approval for the aip or approval for the actual mortgage

    My broker said it is subject approve for the mortgage - subject to valuation but looking on their website it seems to mean DIP approval subject to valuation. Confusing!. The underwriters have already seen it and made the decision so my broker said they just approve the valuation when it comes in and that's it...who knows whether there may be other queries afterwards though!

    It says on their website: If the outcome of the referral is a ‘subjective accept’ then you can proceed to full mortgage application. Providing there are no further changes required, the only outstanding case requirement will be the valuation report.
  • I read that earlier and I am just as confused!

    The process should be a lot simpler and clearer! I have sent every single bit of documentation I can think of they will need. But they've only just received it so I am totally confused as to where I am in the process

    When I spoke to NW they said I had a subject approve but they hadn't had all of my docs so I don't see how it can be for the actual mortgage
  • Oh that is strange! Ours had our documents on the 16/9! We had two queries - one about child benefit and one about wanting an additional payslip, but they were at random points in the last 5 weeks.
    They also made my broker move something out of one box on the application form and put it into another, so all this caused delays!
  • Well - turns out they did the valuation today! How funny! No idea why the text said Thursday!
    Oh well, we shall see what happens then.....
  • I've still not heard when our valuation is being done. Ours was valued today by a valued for NW but on behalf of the people buying ours. He said he would be doing the house we are buying but has had no details on it yet

    NW have a 5-7 day delay at the moment and still only looking at applications put in on 21st Oct. ours only went in on Friday so god know when we will hear.

    Getting fed up with it all now!!!

  • Hi, been reading this forum for a while and thought would join this thread.
    We are FTB.
    Got DIP 30th Sep
    Mortgage application sent off on 2nd Oct
    Valuation done on 9th October

    And thats the last we have heard from them :-( Have got in touch with our broker today to chase it up. Really hope its not bad news after all this wait :-(
