It's fair to say it comes under want rather than need and footings already deep enough to build straight up, though outside garage wall is single skin so that would need steels. Roof tiles could be re-used too as shape is being kept in the drawings.

Upstairs has small bedrooms 2 double, 2 single. Extending would give 2 decent sized doubles and an en suite, leaving 1 small double and 1 single as is. I use a single bedroom as my home office and my nephew stays quite a bit whilst he's studying and working locally, so all the rooms are in use.

Might not be allowed to go out far enough side or back to make it worthwhile if planning officer thinks it'll get refused on overlooking or line of sight, hence going pre-planning advice route first.

    Lots to think about :)

My sisters just down some major house renovations, with knocking walls down, taking doors out etc... Seemed never ending at one spell, but now its at decorating phase it looks amazing. Its just taking that plunge to go for it and get started that must be the most daunting bit!

That sounds fab and it wouldn't be my DIYer mates doing it - garden has taken since last autumn to get where it has, couldn't live in a mess for that long :rotfl:

My friend has had 2 extensions built with 4 children (3 under 5), 2 dogs and 2 cats around  Her building team (including a PM) were fab so I'd probably look to go with them.

One tip was to buy bricks as soon as you get PP as the price keeps going up. Least we've space to store with a decent frontage.

All thoughts for now..there's 2 years from getting PP to start the work, so saving will come first :)

After a NSD yesterday, the leaking purse is back. Just parted with £124 for pre-planning application which architect is submitting today and £12 for school shirts for DS as they're back in stock via TCB. Just his trousers to sort for school, but may need to buy him a black tie for Great Aunt's funeral if the date is before he returns to school.

52p TT added to the holding pot. I need 4 x 10p's to get to £5 in those.

Another chocolate cake made in readiness for the DIYers tomorrow. DS and I have both broken a glass  After years of having loads, we're down to a few. I might have to buy some. 4 pack of Wilkos should do it when I'm next in town :)

Lots I could do, but just enjoying chilling out, DS has his nose in a new book he's bought and downloaded from leftover iTunes voucher and the dogs are sparko - re-energising for their run later no doubt. :)

Glad I avoided the scare stories before I went :D. Haven't needed any painkillers since late Wednesday so think that's a good sign.

Need to start a new spreadsheet for extension savings if that's going to happen :)
