Estate agents trolled this thread because i want to sell private?

    Op, I know naff all about house buying/ selling and nor am I an EA. But I am human and your posts and questions are worded in a really standoffish and abrupt way ( always referring to the specific question etc). Sometimes those replying need a bit more info to point you in the right direction, that's all that has been done. You didn't want to meet in the middle and got stroppy when asked relevant questions about your query. A "cheers anyway" or some kind of gesture would have made this all seem better and not like you don't like what's being written, so will make an issue out of it all. Only you have started the bickering. I mean no offence btw, just reading it as an outsider looking in. For the record, there are some very clued up, helpful posters who know a lot about this type of thing... It's not " unprofessional" by any stretch of the imagination, but saying that, if you want " professional" advice.... Pay for it.
    My suggestion is speak to a surveyor and a valuer and maybe someone else (solicitor etc) and compare the three responses ( zen triangle my hubby calls it, 3 opinions and if any match then you have an answer!!)
    Like I said, no offence intended to you, just try to be a bit more flexible with questions..... People are only trying to help. Good luck.

    Just logged onto to this thread this morning and am gobsmacked op...

    You have been given great advice, people were merely asking more questions to ascertain specifics and to be helpful... At which point you really really rude and ungrateful, said as much and now have gone off on a rant accusing everyone of being estate agents!

    What are the chances of an estate agent going on MsE and being able to identify you from the limited details you have given, please be rational here.
    I have always been given great advice on this forum, and my advice to you would be to stop being rude and accusatory. You are v welcome to check out my posting history, you will see I am a music teacher... Nothing to do with estate agents.

    The categories of fees involved won't vary within England even if the actual amounts do. you specifically asked for amounts, therefore your question is answerable only in meaningless generalisations

    Also, l was asking for a comprehensive list of categories, to wit: the ones i was told i would have to pay, but a further breakdown of what the more vague categories actually entail, e.g. land registry fees (which btw you've omitted to mention).

    Just so you know, any flaming on this thread will be reported. There is absolutely no excuse for it.

    My specific questions are the ones l specifically asked in post #1. I will repeat that post and attempt some annotation:


    I want to know what fees are payable if selling:

    [A] Via Estate Agent

    I have been quoted:

    # Sale Disbursements - £???
    # Official Copies Of Register Of Title (provisional) - £6.00
    # Agreed Sale Additional Costs - £???
    # Telegraphic Transfer Processing Fee - £46.80
    # Fee For Dealing With Redemption Of Each Mortgage/loan £108.00
    # Also, won't l need to pay for "confirmation of tenure [freehold] from the seller's solicitors"? I have a copy of the will. Will that do? If not, how much would it cost to confirm tenure via my solicitors?
    # The estate agents say their fees include solicitors' fees. But: won't l need to pay for my solicitor who is in charge of actually enforcing the Will of my late father? If this is a separate charge, how much can l expect to pay?


    Selling Personally
    # I would like the house and garden independently valued by valuation experts - what sort of cost could l expect?
    # Would the valuation include the work of a surveyor? If not, then why not, and how much would a surveyor cost?
    # What *other* charges can l expect to pay when selling privately? I'm thinking:
    - Land registry fees
    - Transfer of funds to bank
    # By the way, l imagine the telegraphic transfer processing fee cited above is for direct bank transfer of funds from sale of the house. Is there a way to do it with no fee? Also, surely this won't be permitted as it's my solicitor who diposes of the Will? Surely that means he receives the money and must then contact everyone involved (some of whom even l've lost contact with)?


    Could somebody please explain these charges and where necessary, estimate their cost? <---- this is my question. Specifically this. Regardless of anything else like what l should have done etc., l just want facts and figures pertaining to that question.

    For example:
    What does "Agreed Sale Additional Costs" mean, and what would they amount to, approximately?

    If selling personally, what fees would l incur?

    All of these questions are stated above. These questions - and no other - are the questions l am asking the forum. You can now see the questions and l hope for answers to those questions, and no sidetracking debates at present.

    Re: contacting the EA - for whatever reason, l have chosen to ask the forum.

    If you do not have an answer, please do not respond. I don't have time for fighting with regulars, l am only here for a specific purpose, stated in this post and in the OP.

    You have come on to a public forum, looking for very clear answers, you will get all types of answers, and you come across as very rude person, reporting is not going to do much good, as the posters have not been rude to you, only offered suggestions, it is not unusal for posters to go off track and offer other advise as well.
    If the answers are not what you want to read, then move on.

    Go and talk to your EA and Solicitor, get them to answer your questions.

    Notice how post #11, which earnestly attempted to answer the simple questions asked, got zero thanks (except from myself), while inflammatory posts got multiple thanks. Seems to me this thread was hijacked by an army of flamers with clearly vested interests :)

    Because we all know already to Google land registry fees and ask various other ppl, like estate agent and solicitor to give us a breakdown of fees and why each fee is on the list. Or you could always look at the contract you were given, I suspect most if not all fees are explained in it.

    Btw I am a cleaner, and if you think I would prefer to admit that I am a cleaner rather than estate agent then you need your head looking at.

    This is one of the strangest threads I've seen in along time.
    -Poster asks a vague set of questions
    -Gets given the best answers people can give considering his initial vagueness
    -Doesn't like the answers he gets so accuses everyone who responded of being secret undercover estate agents infiltrating the board for their own sinister purposes
