Estate agents trolled this thread because i want to sell private?

    I want to sell my house. It's getting complicated.

    I want to know what fees are payable if selling:

    [A] Via Estate Agent

    I have been quoted:

    # Sale Disbursements - £???
    # Official Copies Of Register Of Title (provisional) - £6.00
    # Agreed Sale Additional Costs - £???
    # Telegraphic Transfer Processing Fee - £46.80
    # Fee For Dealing With Redemption Of Each Mortgage/loan £108.00
    # Also, won't l need to pay for "confirmation of tenure [freehold] from the seller's solicitors"? I have a copy of the will. Will that do? If not, how much would it cost to confirm tenure via my solicitors?
    # The estate agents say their fees include solicitors' fees. But: won't l need to pay for my solicitor who is in charge of actually enforcing the Will of my late father? If this is a separate charge, how much can l expect to pay?

    Could somebody please explain these charges and where necessary, estimate their cost? the estate agent will be able to explain them if you ask them

    # I would like the house and garden independently valued by valuation experts - what sort of cost could l expect? do a quick google search for "surveyors, your town and cost" should suffice
    # Would the valuation include the work of a surveyor? If not, then why not, and how much would a surveyor cost? see above
    # What *other* charges can l expect to pay when selling privately? I'm thinking:
    - Land registry fees
    - Transfer of funds to bank probably listed as the additional costs as per the quote you've had ..you need to understand the process and the fees by speaking to the estate agent as above
    # By the way, l imagine the telegraphic transfer processing fee cited above is for direct bank transfer of funds from sale of the house. Is there a way to do it with no fee? i bet this means a fee for your solicitor to send the funds to you if so you will basically be paying them to do this so only way to avoid this is by using a firm who don't charge this ..good luck in finding one.

    Also, surely this won't be permitted as it's my solicitor who diposes of the Will? Surely that means he receives the money and must then contact everyone involved (some of whom even l've lost contact with)? why on earth are you using two sets of solicitors, i'd have just instructed the firm dealing with the probate to also handle the conveyancing side of the sale too

    Reported. Please do not derail this thread. This is not an emotionally charged fight. This is specifically about the questions l have asked and nothing more.

    You should have be asking them(EA) the questions before you signed up.

    I am only after answers to my specific questions, this matter is too complicated for me to take onboard any other info for now. I need to get this lot of questions out of the way, that is all l want (for now at least).
    You now need to check with the solicitor dealing with the eatate what they will charge for dealing with another solicitor.

    So you are saying l will also have to get my solicitor involved regarding splitting the funds? So that means the money for the house must go to my solicitor first?
    probably be another funds transfer fee.

    If sole selling rights you will still have to pay them if you find a buyer.


    Sole agency. Can't l just terminate the contract (incurring a £350 fee) and then sell to the person who approached me before l even first spoke to the Estate Agents?

    For whatever reason, all l require is specific answers to my specific questions. Telling me to Google or to speak to my EA does not give me the specific answers l want.

    Perhaps l am looking for answers based on other ppl's experiences?
    Perhaps my EA has gone mute and isn't answering direct emails, when everything needs to be in writing?

    2 sets of solicitors because: the solicitor who takes care of my Will ... takes care of my Will. I hadn't thought to bring him into the conveyancing for selling the house. I haven't spoken to him in over a decade. The EA, as explained, did a deal where they do the house sale + conveyancing for a single price. Whether it was a good / bad deal simply does not answer my specific questions, sorry, but all l want is specific answers to my specific questions, nothing more.

    If you asked specific questions then maybe you would get specific answers. It's extremely unclear what you are actually trying to ascertain. Even better would be to ask those questions to the estate agent you are paying to deal with the sale, as they know the details of your situation without having to ask further questions for clarity, which seems to bother you.

    For example:
    What does "Agreed Sale Additional Costs" mean, and what would they amount to, approximately?

    If selling personally, what fees would l incur?

    All of these questions are stated above. These questions - and no other - are the questions l am asking the forum. You can now see the questions and l hope for answers to those questions, and no sidetracking debates at present.

    Re: contacting the EA - for whatever reason, l have chosen to ask the forum.

    If you do not have an answer, please do not respond. I don't have time for fighting with regulars, l am only here for a specific purpose, stated in this post and in the OP.

    since you give neither location nor specific details upon which a professional could price you will not get specific answers to your specific questions since there is nothing specific about them other than the words used

    as stated above use google to find other professionals in your area and then get quotes from them

    Look, if you read that actual post, you'd see that l was asking for elaboration on:

    1. What fees types are incurred for selling (l explained later that l live in England)
    2. The nature of those fees - i.e. what are they for?
    3. The amount of those fees - approximately. For example, will Land Registry Fees be in the £100s or £1000s, less than £500? Less than £80?

    If you are not going to help, then leave it.

    I know very well how to approach valuers, but the debate regarding that was: do l approach a surveyor or a valuer or both? And what would be a fair price?

    Once again, all l want is answers to my questions. Nowhere did l ask which valuer to Google. I am aware of Google.

    In fact l'm beginning to think l'm on the wrong forum. I might try the "HOA" forum instead as all l'm seeing here is a lot of sloppy and cruel replies with almost zero regard for the original post, from people that don't seem to know the subject nor seem to care. [Exception: Post #10 and #11 did actually help]

    I only asked here as l already have a login.

    I see this is not a professional forum, so l'll leave the matter to rest. What goes around comes around, remember this. Cheerio.
