    As you are in a shared ownership property I'd suggest contacting the housing association and they should be able to contact the owner of the flat above you.
    The Land Registry may have the owners details but I think you have to pay for that.

    Thanks. I will do tomorrow. Presume I have to wait until office hours. It isn't pouring out but it is bad and plumber said it is urgent. I hope tenants come back tonight and turn off water. Oh well. I think I will have to work from home tomorrow so I'm around to try and sort it out.

    Have a look on the housing association website - they may have an out of hours emergency number.

    They do but this is for housing association tenants. The flat above is privately owned and rented out. Mine is 40% owned and the rest I pay rent on to the housing assoc but I am responsible for all repairs.


    I think they should give me the landlord's details for the flat above but probably I can only get that during office hours. I think the leak has been going on for weeks and is fairly slow and the damage is gradual so probably best I phone tomorrow.

    . Ok will try..they only seem to deal with gas emergencies im v confused /exhausted so not thinking straight

    I have just inspected the ceiling above my bath - where the water is trickling through - it is subtle and a small amount but the plumber said a lot more is behind the wall and tiles. I just touched the ceiling and there is a small patch that feels warm! The rest is a different temperature. I wonder whether it is to do with a hot water pipe above.


    About to enjoy a bath and running water! :). It's been a couple of days with just a wash at the sink and in this heat it isn't pleasant having no shower!


    Bathroom looks a site but I'm still using the bath.

    PS I spoke to someone at the housing assoc. He was very understanding but said call back tomorrow. Said try to contain the leak but if it got really bad and no contact could be made to shut water off above, the police could be called to do this. SAid the housing assoc would try to contact landlord tomorrow and could advise on damages etc as the owner upstairs would have to pay for it on their insurance... the leak has damaged two bathrooms/showers if only a bit but the plasterboard is soaked.


    In fact I've had that years ago in a flat I rented - got home to find several police breaking into my flat. A leak in the pipes was flowing into flat below - and it was no worse than this!

    Well done getting £50 back from the gang of three.
    The owner of the leaking flat is likely to pay a service charge to the HA so they should have contact details. If the leak has damaged yours and another flat their insurer should pay to rectify it.

    Thanks. I got a call from my bank today saying my mortgage payment was about to default if I didn't pay in money by 2pm. I did this by transferring money in but it was partly to do with all this hassle - I withdrew quite a lot in case I needed to pay plumbers. With the general stress etc it gave me the courage to ask for my money back as it felt suddenly a massive issue - my money, my home and mortgage etc and I felt very territorial. I realised I'd given money for nothing and I have my own struggles. They may be greedy/incompetent/dishonest or whatever but I was determined it wasn't going to be at my expense. I'm at my wit's end as it is.


    He seemed quick to offer to pay up and I said 'how?' as they aren't too near me and he said I'll go down to the bank now and pay it in. He did! So obviously desperate not to be given a bad (err shouldn't that be 'realistic') feedback on Rated People. Got the feeling he'd done it before. By rights I should still be able to give feedback for others and say that he refunded me for shoddy no-job. But the agreement was it was hush money really and I wouldn't be that mean. Just feel for other people who might suffer.


    According to new plumber, the shower was a danger to use in this state!
