ps thanks, good point about the service charge and thanks for advice about insurance. I suppose it will take a while..but will do in steps.0

OK so letting agent for the upstairs flat has been to look, as the tenants are away enjoying Wimbledon..
She is sending a plumber tomorrow. She couldn't get bath panel off but said a hot tap was dripping and it may be that. She hasn't turned the water off at the mains. I suppose I can't force them to. She was more horrified at the state of the ceiling in the flat downstairs, than mine as it shows less in mine (but has ruined my electric shower probably and my walls are soaking under the bath). She quoted a block in another area where a leak had 'bypassed the middle flat' and damaged the bottom one. Err she better not try and pull a fast one with Rocky here.
She felt the wall behind my bath, I asked her to, it is soaking wet.
The flat downstairs has a new massive patch of wet. And strangely (or maybe not) both flats have an identical crack in identical place and direction in the ceiling!
They pointed out a crack in the hallway and when back upstairs I realised I have the same again. So there must have been a previous problem.
She also said there is a problem with the guttering outside and water running so I suppose she is trying to ensure the owner doesn't get the bill for a fault that isn't hers. I've had my shower pipe isolated past 24 hours and the downstairs damp is worse than before, so it clearly can't be caused by my flat. I hope. I had a bath last night..0 -
You both should be claiming from the Landlords Building Insurance on this one.
As for the Insurance Company name, then contact them direct. They will send an assessor out to have a look at the damage on both flat, probably dehumidifier and a shower refit for your flat, the flat below maybe a new ceiling and paintwork...
Don't let the Landlord just settle with sorting it through a friend...this is not going to cost £100, £200, £500 to fix. This is going to cost £2,000+.0 -

Really?! OMG. The letting agent lady was being a bit cagey. The management company (housing assoc too, wouldn't divulge any details).
I would rather go through the insurance. I will phone the letting agent tomorrow. I've emailed my own contents insurance co in case they can help in any way. I am not sure whether they can or whether things like shower are covered.
My new plumber is so kind, he has offered to come round tomorrow if needed - he hasn't removed tiles to look behind but if he had the damage would really show, across the whole wall not just the bit below the bath. He didn't even charge much.
Thanks for your help. I don't want the assessors coming after it has dried out!0 -
ps it is still not quite proven to be from the upstairs flat - I suppose until the culprit pipe is found it can't be proven? Though with two flats below soaked they can hardly deny anything. I am wondering whether I have to wait until the landlord's plumber has been tomorrow morning..before going to their insurance co.0
