Thanks everyone. He is about five mins' away - just phoned me. Keeps calling me 'darlin'. blah blah.
I will get a quote from him but he has good reviews on Rated Traders or whatever it is. Hope he is ok, some of them have to be.0 -

Everytime tenant had a bath, and he must have overfilled it everytime, instead of the excess bath water going down along the overflow hole at the top of the bath between the two taps and joined up with the bath water out pipe, it flowed down the overflow pipe and all over the floor. As time went on the pool of water got so big it found it's way down through into my flat below.
Good luck in getting in sorted.
And if you're a "woman on her own", be firm and watch what he does to fix it reducing chances of being ripped off. He'll still charge you a bomb for coming out but at least you can see what was up (if a simple problem).
You can always mention your boyfriend will be home later?
Keep up informed Alice :A
Good tip about 'boyfriend'.
No danger of my bath overflowing - I can hardly get a puddle to sit in as the water pressure is so bad.I've had that investigated and its unavoidable.
When I saw the downstairs I noticed the landlord had taken out the bath and put in a power shower. Maybe that's why, but I won't be doing that. It is a pretty rubbish bathroom, 12 year old flat and I've had a few problems so far!0 -

Probably typical a*hole using his mobile while driving .AliceBanned wrote: »Keeps calling me 'darlin'. blah blah.
Time to worry is when he calls you Clementine (oh go Google it!)

A good plumber is like finding a man who knows where the female G-Spot is.... if you can find one, keep hold of him!
Ask him to call you Alice, not darlin'.0 -

As before, give us updates, but don't leave him on his own to fabricate work that he says needs doing
Tell him you'll get Martin Lewis and BBC Rogue Traders on his case!

The problem may not be connected to the plumbing.
It could be the seal/grout between the bath and tiles has come away so water is escaping everytime you shower.
Also check for gaps in the tile grouting - both of these scenarios could cause water damage in a flat below.0 -
OK thanks. Thanks for making me laugh too, it's so stressful.
Will update shortly as I haven't eaten today yet. Mad I know - I'm working from home and it always happens, as though the plumbing chaos weren't enough!0 -

Blimey, if a plumber goes missing in your neck of the woods we'll know where to start looking!
Catch you later Hannibal! :eek:0 -
Right, so the story so far. Three of them turned up! They seem to work as a team, one apprentice.
They took the bath panel off, turned the shower on and it seems to be leaking through the shower screen and tiles, but is faulty at the back as well. There don't seem to be further problems ie the taps, which are also by the same wall.
I mentioned that the water pressure is very low as it seems that the issue is the shower and I have previously had a quote for adding a pump and mixer tap so that I could a) get a decent shower, which electric ones don't really provide and b) get a decent bath, as the water pressure is unbelievably low from the hot tap due to the positioning of the water tanks in all the flats in the block. This has now forced the issue since they said that the electric shower is blocked somewhere and probably needs replacing, and may be leaking behind the tiles as well slightly, whilst I'm not using it. I know it was fitted about 4 years ago so maybe this just happens?
I've asked the neighbour downstairs, who rents the flat to keep an eye on it and let me know if the problem increases, but it seems to have stopped for now. I will avoid using the shower. Shame I don't have gym membership. But I think I'm ok running the bath.
The quoted me £700 for regrouting around the bath, replacing the shower screen which is no longer watertight, removing the electric shower and retiling behind it, adding a mixer tap and pump. This to me seems good value. It may be excessive and I could just have the electric shower replaced. I think they said about £350 including work, but the shower will be as rubbish as the previous one.
I don't have the money so it would be a loan. I didn't expect this so suddenly so haven't decided yet what to do.
I asked for a written quote and they were not very forthcoming but said they would provide me with a written report of the work and guarantee for the pump and a year for the work, after payment. This bit is a bit..dodgy I think though my gut feeling was that they were ok guys and not out to fleece me. So difficult!
Thinking of getting some more quotes and hoping the work isn't more urgent, but I will need it doing within the next few weeks I guess.0 -
PS I paid £60 in cash for them 'diagnosing' today. Quite a lot really and he said he would take that off the £700 but I can't see that happening.0

Thanks for the update.
Wow, seems an awful lot to me, but I wouldn't risk electrics and water.
Can anyone with the knowledge please post a reply giving their opinion on the price please?
I know I tiled our bathroom from floor to ceiling, quite relaxing really. The grouting is a bit tricky if you're a perfectionist, but still easily doable yourself, as would be a new shower screen.
Seems a bit dodgy not giving you a written quote also.
Come on people, can we help AliceBanned out here and say yay or nay to that price? I know labour is expensive but £700 seems way too high
Even if you do go ahead, please don't pay them in cash
Where is everyone else when you need them for opinion?
