Advice please, sellers want 24 hours to move out after completion!

Just be careful this doesn't drag on. There's no guarentee that he'll get his share of the sale money on completion day. The solicitors will need to draw up the accounts, ensure Estate Agents etc get paid, before releasing the funds. It may well be the middle of next week before he gets the money to put down on the new place.
He can't delay completion now without being liable for all of the costs you'll incur as a result. In a fit of stubborness he could do it, but it would be mighty stupid.
As your Solicitor suggests some, leniency to ensure you don't have the hassle of forcing compketion may be wise, but I don't think that should be any more than storing whatever hasn't been moved in the garage and allowing him to come back at your convenience. Don't leave him with a set of keys to come and go as he pleases. To be honest, I'd be changing the locks ASAP.0 -
Dont do it. get your solicitor to remind his that you need vacant possession.0

Hi, we're buying our first house and exchanged contracts last week and agreed a completion date for tomorrow.
He didn't let us even make that offer and simply said that either we agree or he won't complete.
So, he backed us into a corner. If we refuse he won't complete. We need to get in this bank holiday weekend.
and if the shoe was on the other foot would he let you complete two days later if you had a problem? Probably not.
Do not do it!! The place is LEGALLY yours once you complete. The threat is also empty because on exchange, the date of completion is legally binding.
People on this forum are offering the advice as requested. Please follow through on this advice and do not consider his demands further. If you end up in a sticky situation as a result of allowing him to be there until two days post completion, I'm afraid you will only have yourselves to blame.0 -

I'm a bit confused as to why our solicitor is saying we can give them leeway if they shouldn't be releasing funds until it's vacant.
The fact that the seller would have to cover our costs for delays isn't necessarily helpful as we can't afford to pay out for anything ourselves and are relying on F&F to help

You're paying your solicitor. Go with what you are comfortable with - I personally don't actually agree with your solicitor (though obviously they're a whole lot more qualified than I am). As FTB's I know it's hard and I was in your position last month (as a FTB, not in terms of the seller being a pain) but do not feel intimidated. He's playing on the fact you are FTBs and possibly easy to sway.
Don't give in. Keep strong and ensure you are in the day the house is lawfully yours. Change the locks if you want to!0 -
Well, my OH got back to me, he'd just had a long call with the seller yelling abuse at him. The seller now says he is refusing to complete. He's a first time seller, lets hope the solicitors can sort him out. OH is now ringing our solicitor, it's all gone nasty

You've exchanged. He has to complete - otherwise he'll have a huge bill (usually 10% of selling price). Possibly try to avoid contact with him and go via solicitors.
I also reiterate that your solicitor hinting to leave him in there 2 days post completion makes me think your solicitor is a bit questionable......0 -
Their is no chance that he will be given the funds on the sameday as completion. It will probably be days down the line after that. So if he genuinely has not got the money to move into a new house he is not going to be any better off on the day!.0
