Ad for a solicitor I haven't even mentioned? Heard it all now!! Lots of paranoid 'types' here after all.
Exchanged and completed and collected keys yesterday.
Suprised the know it alls here didn't consider that those 2 stages can happen at the same time? No knowledge on this forum!
You can sleep well tonight knowing offer acceptance and key collection was under 2 months due to my excellent unamed solicitor. His fee was not cheap but 'you get what you pay for'. Think.some members here should remember that gem.0 -

I think you have misunderstood however ... Most people who gave advice know that exchange and completion can happen on the same day. That wasn't what you said though. Everyone told you that until exchange, anything can happen. Until yesterday you hadn't exchanged. So therefore completion yesterday wasn't guaranteed. I'm happy for you that it did happen, but we weren't giving incorrect advice.
As for under two months being very fast, it is entirely possible that it can all happen in a month if it is a chain-free property with a decent solicitor. Most hold-ups happen because of chain problems.Father Ted: Now concentrate this time, Dougal. These
