    Congratulations Mrs G, great news.
Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

HMOs  WE will come and visit you in prison when you by mistake fall foul of some newly made up regulation.

It's wasn't the Rules and regs that put me off HMO's, it was some of the 'clientele' they can attract. Nine out of ten are fine, but after hearing a number of stories about Landlords being attacked by a resident nutter, I decided the extra Yield wasn't worth the aggro!

This is near the centre of a northern town ripe for increase in property values. Was popular student land, but students now concentrate even more on the immediate vicinity of Halls and the number of private halls increasing along with more students living at home, means the area has fallen out of favour with students. So the property was empty and the landlord not interested in doing the work to improve it, so I think we have got it cheap. We are buying for less than the previous owner bought for 10 years ago.

Needs a lot of work, some of it structural, so we shall see.

We have fallen in with a property development team that specialise in HMOs, so it could all work out well or it may not.......

Hmm for a moment there I wondered if you were our purchaser! But we're more than 100 miles away and old home hasn't been let out, so I'm guessing not. All the rest of description is accurate though! :o :rotfl:

    Congratulations Mrs Gen. :T_party_:beer:

About 3/4 of my new lawn has now been laid and is being watered in now. Managed to find the hose but not the sprinkler, so had to get a new one of those. Using neighbour's outdoor tap for now (the ones that have been my best local friends for longer than either of us has lived in this street) and helpful builder from down the road will be fitting me an outside tap within a week or two.
Do you know anyone who's bereaved? Point them to https://www.AtaLoss.org which does for bereavement support what MSE does for financial services, providing links to support organisations relevant to the circumstances of the loss & the local area. (Link permitted by forum team)
Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

Mauve squeaker just back from vets,

Great news. The best. Last weeks results are not showing this week, but the problems she has been being fed for continue to show not only improvement but,....just not present.

Veg suggests repeat tests in a month and double check.

    Phew.

really pleased to hear the good news for mrs G and for mauve squeaker.

Tonight our cat was struggling to wee and acting very unsettled. We rang the vet as we think cat has cystitis. Described symptoms and Vet has said she is in no imminent risk of acute problems and if it does not ease we will take her in in the morning, Vet also said they had outsourced the out of hours service and that the ooh charge was £170 before consultation fee and treatment costs:eek:. Cat is eating fine and now sleeping soundly. If she needs urgent care cost is not a barrier, but £170 up from £100 seems a bit steep.

    Ugh, horrid.

One of the reasons i like my vets is they are twenty four seven, no outsourcing out of hours. They are a referral unit, and have specialists for a couple of things there, and regular mobile imagery, a decent onsite lab.

Plus, the cat vet is coming for lunch one of these days :)

Yay for Mrs. G. and yay for Mauve Squeaker :j Fabulous news :)

I've been having a rollercoaster 7 days. Been trying not to stay to much as other, infinitely more important sh@t going down, hence the probably cryptic messages from me. Feels inappropriate to ask rather than be offered, but if you've got any vibes going spare and you fancy sending them my way, 10am on Friday would be ace :o
