Hi there, having previously purchased new builds I would say that value drops once you have bought until at least a year after developer leaves in our experience. Perhaps go for a let to buy? and rent it out until that time in order to move.....you could take out equity but will need to leave approx 25% of the value of the house. Is this something you could do? I am guessing you have priced your next purchase with the full remaining equity though so maybe not.
Your purple bricks photo's are poor and make the garden look tiny....so a family who I reckon your house would appeal to would maybe go against for a bigger garden....losing them before they even view. Price...will sadly be lower due to the crisp new builds around you, therefore in order to move you may have to cut your losses. Have you had any feedback from the viewings you have had?

Thanks for your advice....the house we are looking at would require all the equity out of this house so unfortunately we couldn't do this.
We have dropped the price so hopefully this will generate some interest....typically how quickly would you expect to get viewings after lowering the price?
We have had some positive feedback from viewings on the presentation of the house, clean/ tidy/ nicely decorated etc.One couple commented on the garden size but we can't do much here.

If you've lowered the price more than 2% I think it shuffles up to the top of RightMove as if it was a new property, so you should get some extra interest in the next few days.Changing the world, one sarcastic comment at a time.0

I would expect the agent to be phoning round today (or yesterday if it was reduced then) to get some viewings booked in for the weekend. Thursday seems to be booking up for the weekend day!0
