why wont our house sell? Help!

  • We have found another house we like so would like to sell ours reasonably quickly but need the equity in the house for the next one so can't drop the price too much....��

    Just another comment...it would be nice to have another picture of the back garden, taken from the house facing out to the boundary fences. Its difficult to get an idea of the size of the garden and the shed looks like its in an awkward place, I'm guessing that this is due to the shape of the garden.

    The price seems ok but then looking on Zoopla all the other sold prices were for the properties being brand new. Now less than a year later you are trying to sell, why?

    Also, newbuilds are like new cars, they lose value the moment you move in. Considering you have only been in situ for 9 months you'll be looking at a loss, not a profit.

    As others have said the photos do nothing to attract people in. The layout looks odd and cramped as well as being grainy.

    You're listed with three agents, and all the listings now say that the price has been reduced. It's going to be obvious to buyers that it's overpriced. One of your EAs is calling it a new home, when it's not. One is saying "Offers in excess of" where the others are saying "Offers in region of". This all looks bad.

    Come off the market temporarily and then re-market with a single agent. Most buyers use Rightmove to search - there's very little benefit to having multiple agents these days.

    The ones that have found a buyer just look better value.

    As others have said, new-builds do go for less if you sell within a year or two, unless the market is rising sharply. In my area, they're going at 10-20% less than was paid for them (depending on the property type). But you need an open conversation with your agent about what price they think you'll sell at.

    It always comes down to whether you want to sell fast, or try for a top-end price for the house. You can't do both (unless you're in London).

    Hi all,

    Thank you all for your comments......we have lowered the price and am getting the agent to come round and take some better quality pictures that show the layout/ garden/ drive better.

    Hopefully this should be enough? Any other tips and advice is welcomed!!

    Hi there, having previously purchased new builds I would say that value drops once you have bought until at least a year after developer leaves in our experience. Perhaps go for a let to buy? and rent it out until that time in order to move.....you could take out equity but will need to leave approx 25% of the value of the house. Is this something you could do? I am guessing you have priced your next purchase with the full remaining equity though so maybe not.
    Your purple bricks photo's are poor and make the garden look tiny....so a family who I reckon your house would appeal to would maybe go against for a bigger garden....losing them before they even view. Price...will sadly be lower due to the crisp new builds around you, therefore in order to move you may have to cut your losses. Have you had any feedback from the viewings you have had?
