I agree about the awkward shape and poor pictures. I found the picture where you could see both the toilet and the kitchen, rather offputting. I can't see why you'd show them both together like this.
If you sell a new build whilst others are still being built, then I think you would expect a loss, unless the market has risen sharply in the meantime. People prefer to pay a little more for a shiny new house, rather than one that someone else has lived in for a while. Your garden looks nice though, lovely fresh green grass and hanging baskets.0 -
Agree first photo needs to be front of house.
Garden is confusing, get rid of the shed or take the photo from somewhere else
Overall the photos of the house are a bit confusing, I'd say there are too many photos. Delete some and keep the best ones of the main areas.
Good: 2, 3, 8, 9, 11
Not great: 6, 7
Bad: 1, 4, 5 , 10
Floor plan is good, quite like the interesting layout. Perhaps you could put the floor plan as a photo instead, people will understand what they are seeing more easily? Say photo number 3 or 4?
Being on an estate that isn't finished will count against you, people who want new houses will be more likely to buy brand new. People who like old houses will be put off because it's still a new estate.Changing the world, one sarcastic comment at a time.0 -
I like the look inside and am charmed by the funny shape rooms. What would be offputting for me is that I am not hugely fond of newbuild estates like the one your house is on (Sorry OP.) All kind of on top of one another, little privacy, little or no front garden, small back garden, hardly any parking. But this is just my view, and apart from that, I can't see a issue. Normally, if a house isn't selling, it's because it's horrible, (not so in this case,) or it's overpriced. I am guessing it's the latter.cooeeeeeeeee :j :wave:0

Sorry if this post sounds a bit negative, not trying to be nasty-just critical.Thanks everyone for your advice, really helpful info about the pics...will get the estate agent to come and take some new ones.
The developer is due to finish building on site in June, we are loathed to drop the price any more as we paid more than 180k for it...do you think once the developer has left things will pick up?

Ring each of the estate agents you are listed with and ask them for an honest opinion and view of what they think the house will sell for and please Drop the "offers in excess of"
Look at the recently sold prices and for sale on your estate and compare the prices and the houses against yours.
You are competing with new builds in a similar price range, new builds can quite often have a "new build premium" attached to the sale price, as you haven't been there that long you need to accept that you may have to take a loss from your purchase price if you want to sell
If the developer sells the last houses off cheaper to get clear of the development it may cause you issues as surveyors will look at comparibles when valuing your house for a purchasers mortgage. I wouldn't be counting on the developer leaving and prices rising substantially because of it.
Your house seems to lack storage space in many of the rooms, the cupboard in the kitchen with the tv on looks wrong to my eyes as it doesn't match the kitchen but looks like a fixed unit.
Is the smallest bedroom missing a bed? If it is people will think you can't get one in there.
The other thing is that the layout is for want of a better word, quirky, and will put many off without even viewing as it is a bit marmite and potentially awkward to get furniture to fit some of the spaces.0 -
Wow, the first time one of these threads has come up and I actually know the area!
As others have alluded, it's price. There's a 3 bed detached in a more convenient location with normal shaped rooms and in decent condition for 5k less in the centre of town.0 -
Its the wrong first photo. It should be first pic is the outside front of the house - which is a much better pic than the kitchen one!
Also a couple of your pics look like you have taken a pic of the corner of the room rather than standing in the corner and taking the pic from the corner of the room.

Second set of photos = daylight dawned. The fridge/freezer IS in the kitchen.

If you're not prepared to drop the price then you'd be better off waiting for the developers to leave. They will be too strong competition for your house while still on site.Everything that is supposed to be in heaven is already here on earth.

I think the weird shape is quite off putting. The price would need to be considerably less than a house with normal shape rooms for me to consider it.
Also the photos aren't great as others have mentioned.0 -
Just read from above that there are new builds similar in price, I would say you need to drop your price.
We are similar, builders still building. New builds £175k, ours on for £160k and struggling to sell. New builds are selling and they dont even have a garage as the buiders done away with them. If you can get a new build for just 9k more then thats why yours is not selling, probably need to be at least 15k cheaper.
Around here most new builds do drop in value when you buy them and you are lucky to not make a loss on selling.0
