    2 years site still in development the new premium(10%-15%) is still in place


    what was it about that plot that attracted you over others?

    It seems well presented, however, the shape is awkward, and I think he PP was right who said that buyers looking for a new property will probably prefer to by direct from the developer, and those looking for older properties will lump yours in with the new builds and look elsewhere.

    i think the price is too high, looking at others which are available - if you bought it new, you will have paid a new build premium (like buying a brand new car) so unless prices generally have risen in the mean time you should probably expect to take a bit of a hit.

    I agree that the photos are poor - much better on the second listing.

    I also assumed when I looked at the listing that you didn't have any parking, so that is something which perhaps need to be made clearer, as for a lot of buyers it will be high on the list of 'must haves' (when I was house hunting, I did not view anything that didn't have parking. A garage was on my list of 'nice, but not essential', but off-street parking was an absolute must-have.

    I love having coatpegs hanging over the toilet.

    Not much storage space is there - small wardrobe in the master bedroom, no photo of bedroom 3.

    But it really has to be the price, or the market is very slow where you are.
    A kind word lasts a minute, a skelped erse is sair for a day.

    That estate is going to turn into a nightmare place to live,

    too many houses don't have their parkng/garages close to the houses so people will end up parking out side their houses.

    parking blocks at the back and surounded by houses don't work.

    Is there any visitor parking.

    Those big ones in the arc on the main/only access will have lights from cars through their window.

    I can't comment on price as I don't know the area.

    The house looks quite nice to me.

    I am concerned that you say you can't sell for less than you bought for ... Perhaps this is the issue? Did you buy new and now it's a couple of years old? If this is the case then normally people will pay a little extra for a new build where they have everything totally fresh and new. After a couple of years they tend to drop in value, especially if there are other houses on the same development still available new.

    So in my view generally a house between 2-4 years old will not be worth the new price unless there has been a massive price rise in the locality in that time. It then evens out after this time.
  • Hi everyone, thank you all for your comments and advice! We specifically chose this house as we liked the unusual layout and the large kitchen/diner was a big tick for me....but appreciate it's not for everyone.

    We are going to ask the estate agent to get some better pictures and some different angles to try and show the house at its best.

    Price....the new builds of this same house are on for just under £190k...do you think a more realistic price for ours would be £177k?

    That's a conversation to have with your agent. Also how much of a hurry you are in to move. Price is the key ultimately.
