Hi
We have had our house on the market since November but we just haven't had many viewings. We initially had it on with one agent but we decided to do the SmoothMove through Bovis so its been on with 3 agents for the last 3 weeks.

Please can you have a look and let us know where you think we are going wrong?
Thanks

Nice looking house, just needs more storage in the bedroom, that's all that sticks out for me.Pants0

Could it be the shape of the house? This is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0

It's a perfectly pleasant house, and I would be very happy to live in it. However...
It is an awkward shape, and several of the photos serve to emphasise this fact. Some of the photos seem designed to show awkward corners of doubtful usefulness! For example, what to pictures 7 and 8 add?
I always find it off-putting when a listing doesn't show the exterior of the property up-front. Here the exterior shot is hidden at the end, and doesn't show the parking. The description says there is driveway parking for two cars at the front, but the photos don't show this. From the pics I'd have assumed there was no parking or the spaces were in a parking area round the corner.
I'm afraid the main problem for me would have to be the price, though. Yours is on for £180,000, but for a little more (£189,995) I can get one of these houses all shiny and new on the same development. By the time I'd negotiated with the developer I'd expect to get a house in mint condition with my choice of fittings etc. for less than yours is on for. A silver lining is that this should give some ideas for how to take better photos of the house!
I think you need to drop the price. Sorry!0 -
Its the wrong first photo. It should be first pic is the outside front of the house - which is a much better pic than the kitchen one!
Also a couple of your pics look like you have taken a pic of the corner of the room rather than standing in the corner and taking the pic from the corner of the room.
You have 2 ads on for the same house? http://www.rightmove.co.uk/new-homes-for-sale/property-33675894.html
pics in this one are better!0 -
Thanks everyone for your advice, really helpful info about the pics...will get the estate agent to come and take some new ones.
The developer is due to finish building on site in June, we are loathed to drop the price any more as we paid more than 180k for it...do you think once the developer has left things will pick up?
Thanks0 -
The photos appear really grainy, did you take them or the estate agent. I would suggest whoever comes back and takes them with a camera with the resolution set at a higher level.
This to me almost implies the photos were taken with a phone camera.
They look really poor, little things like this do matter.0 -
My biggest annoyance with estate agents is the appalling quality of their pictures...they never think how it will look as the first point of contact for a buyer.0

Though not ideal, people can see past grainy photos and storage issues.

It's a nice house and I actually really like the unconventional shape - but if for 9k more I can get a brand new one with my choice of kitchen, flooring, and decor...I'd pay the extra 9k.0
