    That's so annoying! There really should be a law forcing people who plant these trees to maintain them properly, it's so unfair on the neighbours!

    I've just looked through all the posts and it seems you're only thanking the ones you like to hear. The bottom line is the property is simply too expensive for the money given the fact you still have a 1960's bathroom (did I read that right?) which adds renovation to the cost of the property, and which would put a lot of people off.

    For the most part, your house is tidily presented and if you so wish to have more constructive replies, I would tone down your arrogance.

    Selectively choosing "sue" as a model for your thread respect isn't enough as you have undone it with your passive dismissiveness.

    Blimey Rizla, calm down! I don't think that red Squirrel means anything nasty! You are over-reacting a bit! Calling a poster stupid because they don't say what you want to hear. Out of order.

    FWIW, I don't think the house looks appealing at all.

    I am not saying it ISN'T; just that the photos do nothing for it.

    They are very badly shot. The house looks kind of strange looking (totally different at the front compared to the back, a weird garden, a weird lounge, and the bathroom is a 60s one? Is that the one that is in the pic? Because it doesn't look 50 years old.)

    Also, the price seems very high. What area are you in?

    Hi Suzie this sounds fab! We are getting ready to sell our house as soon as probate is done and would love to do something like this to help it appeal to more people :) Do you have any pictures or websites for inspiration?! As I'm a bit rubbish at picturing things like this :p

    Apparently, according to the *blurb* there are two bathrooms - I guess the pic is of the other one ;)

    I'd agree with other posters in that the house is not very well presented, but also IMHO it is overpriced.

    We sold at the end of 2014 and in our location - rural Wiltshire - properties were taking in excess of twelve months to sell unless a) at the top of the market (two million plus) or b) FTB - and ours sat firmly in the middle or c) immaculately presented.

    Ours had been a complete restoration job - a thatched period property that we rescued from an unmortgageable state - and we wanted a quick sale as we had our eye on our next purchase. Therefore we priced it reasonably and dressed it to appeal to our target market, which included moving our office into a different room in order to show the fourth bedroom as a kid's room - complete with bed etc purchased on ebay for the purpose.

    Our estate agent employed the use of a professional photographer which made a huge difference to the overall look if the brochure/online details.

    We only had around six viewings in the five weeks it was on the market, but these resulted in three offers - after a slight price adjustment at the four week point - one at asking price which we accepted.

    Other houses in our village that were marketed prior to/at the same time as ours are still for sale now (five months on) with unrealistic asking prices/poor presentation, whereas we have been in our new house for two months :D

    I guess it depends on how serious you are about selling and his keen to speed up the process....,

    I'd agree with many others and say that it certainly does look overpriced. If it was finished to a very high standard following a full refurbishment then perhaps you'd get somewhere close to the asking price.

    As it hasn't, for me, it's priced too high. The lack of viewings tells you this really.
  • I haven't read all the posts, but here's my feedback.

    Lounge, it's poorly presented, no focal point and looks (from the photos) to be an odd shape - not sure if you can move your existing furniture to make it seem more sociable. The kitchen is really smart, but lose the desk. Some of the bedrooms are unfurnished - even if you can't afford beds, 'make' a bed out of boxes and dress with bedding to show that double beds can fit in ok. The front needs a dividing point between next door, some plants (even in a pot) would break up the concrete look.

    I won't comment on the price bcause I don't know the area.

    However, although I don't think the house is particularly well presented that would not bean issue. I can see past that.

    The big no for me, and I suspect for most people is those trees. Not only are they cutting out your light I would have grave concerns about root damage. Insurance companies are now also getting very angsty about trees too these days. Getting buildings insurance could become a problem in the future.

    I recently walked away from what have been a perfect house because of overgrown trees next door. I only found out about them when I got there because the agent had been very careful with the photos otherwise I wouldn't even have bothered to view the property in the first place. Next time I will be sure to check the street view.:rotfl:

    Is there nothing that can be done to get the neighbour to be more reasonable.
