    Who does your agent think will buy it? I felt a little bit down and underwhelmed when I looked through the myriad of beige photos. The one from the bottom of the garden made it look very overlooked from next door's patio doors.

    Looking at price, there were other 4 bedroom houses that looked cheerier (inside and out) in the photos. So if I were looking for a 4 bedroom in your village I'd be looking at houses - and if I were looking for a bungalow I'd be widening my search area.

    It's just lacking "life", without anything specific being the reason.

    I'm stepping away from the herd, and saying I can't see any great showstoppers in the pics at all. Yes, the living room's a bit oddly laid out, but so what? Nobody's going to necessarily put their stuff in those places solely because that's where the previous people had 'em.

    Which means it really has to be down to one of two reasons :-

    - Nobody's looking in your area for a place like that.
    - It's too expensive.

    And the first of those boils down to the second, too.

    It's too expensive. I live in Hockley in a four bedroom detached house with three receptions and a huge garden and my house is only worth about 400k.

    I would love to know where a 4bed, 3 reception det with a huge garden and worth just £400k, is in Hockley.

    ALL the examples of comparisons are very poor examples. The main road prop opposite a petrol station, the det 3bed nextdoor to a huge and expanding Secondary School on the main road, the semi on a Council Estate. The Bungalow (On the SAME Main Road) in need of COMPLETE internal repairs and refurb.
    Obviously I do appreciate that unless the particulars of these other properties are studied (and I have - at length) it would appear that they are better VFM but be assured, They all have real issues. I am only a negotable amount above what it should sell for and the EA started it at £395 (His value).
    Re the presentation, I do feel better photos would help and I take on board most of the points (many that cant be changed i.e. Trees Etc) but think dressing windows, adding some feminine touches (Called colour) will do wonders too, so a big thanks - ALL of you.

    Then your particulars are doing a terrible job of explaining this to potential buyers.

    The job of the particulars is a very specific, and very limited one. They have to persuade potentially interested people that they want to come and look at your house. No more, no less. Once they get off their backsides and come to look, then the particulars are only a reminder. BUT - the particulars have to persuade them to do that.

    Clearly your particulars, in combination with a quick once-over of what else is on the market, are failing. The fact that you feel the need to defend and explain is proof of that - because you don't have that opportunity when somebody walks into the EA or fires up RightMove.

    Your potential buyers clearly beg to differ.

    I would say one thing and that's price, price price.
    I wouldn't let photos put me off looking at a house and letting the position of the sofa put you off looking is just ridiculous in my view.
    If you put it on the market for 2p then people would be round in droves wouldn't they? so it's all down to price.

    I LOVE your house, I wish it was in my area :) the layout is just what we are looking for and I can definitely see the potential :)

    A few things...

    1. Price - have you checked the price against other houses for sale nearby? What about ones that have actually sold recently?

    2. Description! I would get them to re-word it... theres a few things that I would ask to be changed if it was my house for sale...

    Obscure double glazed window - what is obscure about the window? There must be a better way to phrase it :/

    under stairs storage cupboard housing the boiler. Makes me think there's only room for the boiler. I would say something like under stairs cupboard housing boiler with (ample? if there is) storage space.

    plastered ceiling - sounds like it's not painted?!

    Feature bathroom complete with original 1960's Suite comprising panelled bath, pedestal wash hand basin and low level w.c. - How about 'bathroom complete with bath, pedestal sink and toilet

    Double glazed French doors providing access to rear garden. Double glazed door to lean-to. Two radiators. A modern range of fitted units to eye and base level incorporating an extensive range of roll edge working surfaces with a one and a quarter stainless steel sink drain unit. Four ring gas hob. Integrated double oven. Plumbing and space for dishwasher. Space for fridge freezer. Plastered ceiling. Laminate wood flooring. Space for table and chairs. Space for soft seating. - could delete stuff like 'to eye' 'soft seating' etc and reword it better.

    Do you see what I mean? I find it hard to read with all the short sharp sentences, and weird wording of some stuff.

    3. Pictures

    1. could be taken slightly closer to house, the bright sunlight blows out a lot of details so it's not as clear. Fence doesn't bother me but it may be cheap to get a small wall or fence put between you as I'm sure it would bother some people.

    3. Looks like the living room is too narrow for the furniture you have. Have you tried moving the chair and small sofa at the end closer (in front of that door to the right) and then you could use the back space for a small table and chairs or something else. Or else you could get rid of one or the other of them and just move either one forward. Or you could sell/store that furniture and borrow or buy a cheap suite that's smaller/more modern so it can fit into the front area. It just looks weird with the sofa facing the wall and the other two bits of furniture down the other end.

    4. Just realised the layout. I would do what I said previously but move the TV in front of the sofa facing the wall, then you could fit the small table and chairs down that end. Otherwise it looks like your living room furniture is spread in three sections in a long narrow room.

    6/7/8. LOVE your kitchen but feel confused by these pictures. Down this end there's a small dining table, a sofa and a study desk. It feels like you'd be eating your dinner whilst someone is sat on the sofa watching someone else work lol. The dining table is tiny too. Can you not get rid of the sofa and have a bigger sized proper dining table and chairs lengthways in that space? Rather than crammed up by the kitchen units?

    9. Easy cheap fix - change the lampshade!!! put the mirror on the wall. Put a headboard on the bed? will make it look a look more up to date and homely.

    10/11. Hard to gauge space in emptier rooms, plus looks a bit unloved. Can you not get a cheap bed off ebay or freecycle etc to make it look like a bedroom?

    14/15. Looks slippery and damp and not very inviting. Can you not retake a pic on a nice sunny dry day? Plus 15 looks at a weird angle

    16. Wouldn't include a picture from this view. Looks very small and narrow at the end plus very overwhelmed by trees which make it seem very dark and uninviting.

    I'm no expert but these are just some ideas from someone who has been looking at houses for a while :)

    If you have renovated, like you say, then I would take to the house with the magnolia paint.

    I am very rarely one to suggest painting a house but a lot of the wallpapers are dated and give the impression that the house needs a bit more work. If you have genuinely renovated then i'd suggest there's just a bit of finishing to do.

    I would also strip out the furniture rather than put more in. The furniture/curtains that are there are quite 80s in style and reinforce that it might need work, to me.

    The kitchen is lovely, the bathroom is perfectly good. The rest of the house doesn't reflect that.

    I would change the main picture so it focusses on just your house - I initially thought it was the whole building and badly mismatched (next doors windows are vile). Just that picture would make me pass it by, but if you look closer, it isn't as bad as it initially looks.

    There is a picture of just grubby old decking. Remove it. The decking needs cleaning anyway and it gives a strange impression of available space.

    All that said, I still think your price is high based on other properties which are genuine two storeys, more attractive and similarly priced. No viewings in two months is more than just a problem with photographs. I would not view, based on what is available in the area.
