I would love to know where a 4bed, 3 reception det with a huge garden and worth just £400k, is in Hockley.
ALL the examples of comparisons are very poor examples. The main road prop opposite a petrol station, the det 3bed nextdoor to a huge and expanding Secondary School on the main road, the semi on a Council Estate. The Bungalow (On the SAME Main Road) in need of COMPLETE internal repairs and refurb.
Obviously I do appreciate that unless the particulars of these other properties are studied (and I have - at length) it would appear that they are better VFM but be assured, They all have real issues. I am only a negotable amount above what it should sell for and the EA started it at £395 (His value).
Re the presentation, I do feel better photos would help and I take on board most of the points (many that cant be changed i.e. Trees Etc) but think dressing windows, adding some feminine touches (Called colour) will do wonders too, so a big thanks - ALL of you.

I have reviewed streetview more and travelled the area in depth and i have no issue with the petrol station, schools or even the supposed council estate moniker. So what if a house needs doing up? 10k will have the in need of refurbished place up to top notch in no time. Quite how to OP believes being on a close just off the same road as some of the examples makes it worth 60k more as a semi than a detached is mind boggling to me. At the very least is should tell the OP they have serious competition and that the market after 2 months agree's.

The problem you have, however, is that the advantages your property has in terms of location, and the price premium you are attaching to this, cannot be shown in the pictures. Unless you can get folks through the door these advantages really are academic. Similarly whilst your property looks nice I'm not sure it has the WOW factor (but some of the ideas mentioned in this thread could easily give it that). As such you fall into the difficult position of being considerably more expensive than somewhere that needs gutting but not that cheap versus a place which is already immaculate and needs no work at all.
I suspect 99% of buyers are comparing your property to others in the area based on the photos and price. As such there do look to be "better" buys in the area. They may very well not be the case and yours may be priced right but that might be the perception and you have to work around that. If these properties get viewings then buyers may be prepared to overlook the issues these properties may have with location, required renovation work, etc as once someone falls in love with a property they do overlook issues. But to get them to fall in love they have to visit.
Ultimately your choice would seem to come down to dropping the price or tarting the place up relative to the competition. I can't see another solution.

kitchen looks really nice.
Those HUGE trees in the back garden make it look dark and shaded.
Living room looks odd.
First picture doesn't look very inviting - no fence separating it from neighbours property, snd very concretey.
Seems quite expensive for a semi.
I agree, the living room is the focal point of the house and has a really weird shape, I believe being two small rooms knocked into one. The rest of the house looks nice to me. For that price though I would expect a better living room. I'd get rid of that photo.0 -

Even got the high hedge commission to intervene and even they only managed to get it reduced by 3 ft.
I am inclined to think that price needs dropping too and also to REDUCE the number of photos will probably be a good bet.
