    Be interesting whether they think you are now on a periodic tenancy or another fixed term.

    Although you have no need to respond to them, I would be tempted to write something short and sweet back.

    "Your letter shows some confusion. I will be paying my rent monthly in advance as per the contract. I will therefore not be entertaining viewings as I do not consider myself to be in the last 2 months of my tenancy."

    If go, accept the £60 refund they've offered, cooperate with viewings, and move out at (or before) the end of the 6 months. Take usual precautions re deposit eg photos.

    Don't worry about the 'notice period'. Whatever the tenancy agreement says, a fixed term ends at the end of the fixed term. That's what 'fixed term' means! No notice is needed. If they attempt to deduct from your deposit for insufficient notice, raise a dispute - you will win.

    If you wish to stay, write a short reply (do NOT get into long-winded 'you said this, but that's not true' stuff - it's pointless).

    Dear Mr agent,

    Please find enclosed a photocopy of my receipt for £60 clearly demonstrating that a 6 month renewal of my tenancy has been agreed with yourselves.

    This invalidates the earlier S21 Notice.

    If you wish to negotiate an end to the tenancy earlier than x/8/15 (whatever date the next 6 months will end), please put your offer in writing, outlining what incentive you are prepared to make for your change of mind, and I will consider this.

    Meanwhile, as my renewal has been agreed, please cease advertising the property and remove the To Let board. Please note that I do not agree to any viewings at this time.

    (if you have any suspicion or concern that they may enter your home without warning you (ie to show prospective tenants round) change the lock. Keep the old lock and replace it in Augut when you leave.

    Might want to speak to the local TRO at the council, just make them aware of the issue.

    I want to stay, but now they've just made it difficult. It's probably better to cut my losses and move out now. I already have long standing health issues, and today has just been awful as a result of the way they have treated me.

    And no, the original agreement says nothing about paying fees for advertising!

    You are clearly taking all this far too seriously, and over-reacting.

    However, if that is your decision, then put it behind you, and move on. Start house-hunting.

    Is your deposit protected and were you given the prescribed information?

    If not that then i don't think they can issue a S21 anyway?

    'taking this all too seriously'? Really? The fact they are bullying me into leaving my flat? Yes, taking it too seriously. Stupid me.

    Yes deposit is protected, but from what I've read about it, they are likely to try to take at least some of it when I leave.

    Dealing with crap LL and LA can be stressful but just take a few breaths and then take control of the situation. Decide what you want to do, stay or go and send the letter G_M has suggested.

    If you do decide to go the your LL can't just make deductions from your deposit willy nilly, there has to be evidence. If deductions are proposed and you don't agree then dispute them with whichever scheme your deposit is registered for, that's the point of these schemes.

    Don't let yourself be beaten down. As soon as they realise that you don't intend moving they will back down.

    Write a letter to " they are a member of the Property Ombudsman scheme"
    Send all the emails and state you are being bullied by the letting agents
    This may not stop you being kicked out BUT a big fine for the company may change there minds
