    I'm also telling them I want my £60 refunded today. I had to scrabble that together for them.

    It says Uve paid the renewal fee. Uve documented they won't supply the contract. But one exists.

    If they go to court just say u have paid for and signed a 6 month tenancy
  • OP - you've already had the best advice from GM, namely to cease escalation through constant dialogue and to keep paying your rent on time when the 6 months rolls over.

    Ignore folk like guest101 who have no real knowledge of what to do and exist only to vicariously spice up their afternoon through you by encouraging further dispute with the LA.

    Dear Miss ****

    I am sorry that you wish to end your tenancy, it was explained at the beginning of your tenancy and prior to you paying the renewal fee that you would be required to pay the second term in advance. The contract you signed yesterday was in advance and on the understanding would come into effect once we were in receipt of the £2160 payment for the second term when a signed copy would be passed to you.

    We have been very clear that the renewal needed to be in place prior to today, as you are aware we sent a section 21 requesting the property back as the new agreement was not in place prior to the two month notice period as laid out in your tenancy.

    You made it quite clear in our office yesterday that your guarantor would be calling in the morning to arrange payment yet when we spoke to you later today as to why they had not been in contact you explained that he was dealing with it. My conversation with Mr **** your guarantor was rather less proactive and he seemed very unsure as to whether he was willing to pay anything.

    As we are already into the notice period and advertising is commenced we only have so long before the cost of advertising impacts and for a contract to start late and the notice revoked these costs have to be covered by the tenant, this was brought to your guarantor and your attention today as there was obviously going to be further delays in payment.

    We do our utmost to work professionally and give our tenants every courtesy but when deadlines that are clearly explained and laid out are not met, additional letters are sent and advertising started this all costs us money.

    I take this letter as your written notice and ask that you cooperate with viewings that will be taking place during the notice period as per your contract:

    7.3 To permit the Landlord at reasonable hours in the daytime within the last two months of the tenancy to enter and view the Property with prospective tenants or purchasers, and/or to affix “To Let” or “For Sale” boards, by prior appointment.

    We will give you at least 24 hours notice of any viewings by email.

    As a gesture of goodwill we will indeed return the £60.

    I wish you well with your future plans and expect to see you at the property during the forthcoming viewings.

    There are a couple of lies in there.

    It's insane that they want to charge me for advertising, and I've only had 1 letter from them (not sure where the bit about 'additional letter's) comes from. I also have not had it explained to me that anything extra would be charged, and I now have a feeling that they'll be after my deposit.

    Does your original tenancy agreement say anything about having to pay advertising fees when you move out?
