    This thread perfectly reflects the appaling state of debate now prevalent on this board.
    A few months ago it was at least remotely possible for new users to come here, ask a question and get a half decent response. Granted we might dish out a bit of stick where justified or have the odd ill informed legal debate, however now on the odd occasion i drop back in all i see is the same culprits arguing the toss over assumptions because an OP doesn't spell out in infinite detail an exact sequence of events or uses generic language to explain a situation.

    So now we have another thread that ends up in a slanging match, how very useful to all those visitors who actually want to learn something.

    JJ's comments that the OP should go look on a more professional board are 100% correct because frankly this one is no longer fit for purpose.

    The OP didn't ask a question or seek any advice though. The thread was started just to have a moan about the tenants he's been quite happy to take money from each month.

    It's relevant because the OP did it -and made it clear he was unaware of the possible consequences of doing so. Uninformed rather than stupid perhaps (although if he did it again now- that *would* be stupid I agree)

    They MAY indeed -but it's a foolish businessman who doesn't consider all possibilities (and like it or not you are in business as a landlord at this point and to end this situation requires addressing all likely outcomes rather than crossing your fingers and hoping for the best)

    When your tenants started their second AST, was the deposit prescribed information reissued?

    Oh my, I go away for a few hours after my initial comment and all this has imputed.

    I stand by my comment that you should not let a property you love and I am a LL with several properties.

    I would never knock on the door of one of my properties, I pass them over clean and well maintained, I aim to keep them that way but the tenants are free to live as they wish until I get the property back.

    My tenants pay me well each month to live in a house I provide that is their home not mine. Live and let live.
